Resting about 25 miles north of downtown Austin in the suburb of Leander, the Highlands at Crystal Falls is a family-focused neighborhood where the rolling terrain of the Texas Hill Country meets the bustling U.S. 183 corridor. The enclave is one of 10 neighborhoods within the 3,000-acre HOA-controlled Crystal Falls community, sought-after for its amenities, schools and location. “It’s the topography,” says longtime Crystal Falls resident and co-owner of Thrive Realty Shanan Shepherd. “There’s a lot of trees, canyons and vistas, yet most of the lots are pretty level.” Shepherd adds that she loves how friendly her neighbors are. “The HOA and the neighbors have worked really hard to keep the sense of community going. We have a full-time activities director and a Facebook group to stay connected.” According to the CAP Index, the Highlands at Crystal Falls has a very low crime risk; it gives the neighborhood a crime score of 1 out of 10, compared to the national average of 4 out of 10.

The Highlands offers Craftsman-inspired single-family homes

Single-family homes in the Highlands at Crystal Falls line wide streets that end in cul-de-sacs. Sidewalks and driveways frame small front yards neatly manicured with shade trees and garden beds, while in-ground pools and patios fill fenced-in backyards offering views of the region’s rolling hills. The neighborhood features earth-toned brick and Spanish stone New Traditional homes with Craftsman-inspired features like tapered columns, exposed brackets and overhanging eaves. These houses, built primarily between 2007 and 2015, rest on lots of around a quarter-acre. Prices typically range from $500,000 to $700,000, but the neighborhood’s five-bedroom estates that exceed 4,000 square feet can cost between $770,000 and $1.2 million. All properties in the Highlands are under the purview of the Crystal Falls Homeowners Association and have monthly fees of around $50.

Neighborhood green spaces, nearby parks and Hill Country adventures

From summer pool days to rounds of disc golf, Quarry Park is the crown jewel of recreation in Crystal Falls, and residents of the Highlands enjoy close access, as the park is right in the neighborhood. Along with the aquatic center and a disc golf course, the 12-acre green space offers a small playground and a fishing pond where anglers can reel in bass, catfish and perch. The Granite Loop, a gravel walking trail that wraps around a small pond north of the neighborhood, provides a scenic spot for dog walks. The HOA’s tennis courts sit adjacent to Crystal Falls Golf Club, an 18-hole municipal golf course set atop a hill. Several public parks are nearby, including the expansive Veterans Memorial Park, which features pickleball courts, an amphitheater and a 5-acre off-leash dog park where pups can cool off in a pond in the heat of the summer. The Texas Hill Country offers adventure west of Leander. The Balcones Canyonlands National Wildlife Refuge offers scenic drives and challenging hikes, while Lake Travis is a destination for boating and ziplining.

Highly rated Leander public schools and two nearby charter options

The highly ranked Leander Independent School District serves the Highlands at Crystal Falls. Niche gives the district an A-plus overall rating, ranking it the second-best school district in the Austin area in 2025. Students in the Highlands often walk to William J. Winkley Elementary and Running Brushy Middle. Both schools are in the neighborhood and receive A ratings. Less than 2 miles east of the Highlands, Leander High earns an A-minus and has a decorated marching band that’s been a four-time finalist in the Bands of America Grand National Championships. Valor Leander, which Niche does not yet rate, and Founders Classical Academy of Leander, which receives an A-minus, are two nearby charter options. Austin Community College’s San Gabriel Campus is about 5 miles away.

Crystal Falls has a packed community calendar

The Crystal Falls Homeowners Association hosts community events throughout the year, from movie screenings and concerts at Quarry Park to a winter social in December. “At Christmas, there’s a golf cart parade with lit-up golf carts. We also have a back-to-school kick-off, and National Night Out has always been cool,” Shepherd says. “Prior to having an activities director employed by the HOA, residents would get together and arrange activities. It’s always been neighbor-centric.”

Shopping and dining options near the Highlands

Crystal Falls Town Center is directly north of the Highlands for grocery shopping at Randalls and picking up pet supplies at the family-owned Tomlinson’s Feed. A few local restaurants are nearby off North Lakeline Boulevard. Brooklyn Heights Pizzeria serves pizza and wings that customers often enjoy while watching televised sports. Umiya is a favorite for sushi, while Guaco Taco is the spot for Mexican cuisine. Lakeline Mall, a traditional indoor mall with dozens of name-brand and department stores, and 1890 Ranch, an outdoor mall with a mix of national retailers and boutiques, are less than 10 miles away off the U.S. Route 183 commercial corridor. “I don’t go to Austin very much. I have everything I need right up here,” Shepherd says.

Commuting to downtown Austin by car, train or bus

The greater Austin region – including Leander – is largely car-dependent. U.S. Route 183 is near the Highlands and can be used to commute to downtown Austin, which is about 25 miles away. Shepherd says Ronald Reagan Boulevard is an alternative. Commuters can avoid sitting in traffic by catching a CapMetro Red Line train at Leander Station, which also offers bus service to the capital city. Austin-Bergstrom International Airport is around 32 miles away.
