Rural Florida neighborhood undergoing a transformation
With Fort Myers recognized as one of the fastest-growing cities in the United States, Parkdale’s new housing construction and convenient location have brought the once-rural neighborhood into the spotlight. “Lehigh Acres has always been the more rural areas of the Fort Myers – Cape Coral metroplex,” says Kevin Tremmel, a local Realtor with eXp Realty who has experience selling in Parkdale. “But that’s changed over the last three to four years. Big national builders have recognized the value of the area and, there is a ton of new construction popping up.” State Road 82 runs parallel to the neighborhood and offers a straight shot into downtown Fort Myers, 18 miles away. Lee County public schools and area parks can all be found within 5 miles.

Newly constructed Florida ranch homes
Parkdale has transformed from a rural area with homes scattered throughout to a developing neighborhood with consistent growth. “It used to be just one house on the street, and your closest neighbor was five minutes away,” Tremmel says. “Now, it's fast-growing with streets and neighborhoods that are almost fully developed. Newly constructed Florida Ranch homes with colorful stucco exteriors are the predominant style and feature well-manicured front lawns with screened-in backyard swimming pools. Larger Spanish-revival estates with tiled roofs can also be found dotting the tree-lined streets. Recently constructed single-family homes are priced between $300,000 and $450,000, while empty quarter-acre lots range from $20,000 to $80,000. Most of the neighborhood has no HOA, although these properties rely on septic tanks and well water for utilities. Savannah Lakes is a master-planned subdivision in the neighborhood’s northern end with HOA-maintained single-family homes and city utilities.
