Parkdale
Newly constructed Florida ranch homes
Parkdale has transformed from a rural area with homes scattered throughout to a developing neighborhood with consistent growth. “It used to be just one house on the street, and your closest neighbor was five minutes away,” Tremmel says. “Now, it's fast-growing with streets and neighborhoods that are almost fully developed. Newly constructed Florida Ranch homes with colorful stucco exteriors are the predominant style and feature well-manicured front lawns with screened-in backyard swimming pools. Larger Spanish-revival estates with tiled roofs can also be found dotting the tree-lined streets. Recently constructed single-family homes are priced between $300,000 and $450,000, while empty quarter-acre lots range from $20,000 to $80,000. Most of the neighborhood has no HOA, although these properties rely on septic tanks and well water for utilities. Savannah Lakes is a master-planned subdivision in the neighborhood’s northern end with HOA-maintained single-family homes and city utilities.Veterans Park is the hub for recreation
Veterans Park is 4 miles away and serves as the hub for recreation. The green space has numerous amenities ranging from soccer fields and softball diamonds to a skate park. Canine companions can get in on the action at the adjacent fenced-in dog parks. The Veterans Park recreation center features indoor basketball courts and numerous training classes and events throughout the year. Golfers flock to the Ibis Landing Golf & Country Club for 18 holes of championship-level golf designed by world-renowned architect Gordon Lewis III. Nature enthusiasts can lace up their hiking boots and explore the miles of hiking trails at Wild Turkey Strand Preserve. The 3,100 acres of protected land is 5 miles away and includes part of the Buckingham Army Airfield, a World War II-era training base. And a day on the beach is a bit of drive, but many are happy to make it as Fort Myers Beach is 27 miles away.Local restaurants along Homestead Road
The neighborhood is largely residential, and commercial activity is still catching up with the Lehigh Acres area. Dollar General and 7-Eleven are close by. Locals can head 4 miles up Homestead Road to find a mix of retail and restaurants. Early birds start their day with tasty breakfast food at Joe’s Café, while Azucar Café next door serves authentic Cuban sandwiches and empanadas. Publix Supermarket is just up the road. For more extensive shopping and name-brand retailers, The Forum is 14 miles away.Easy access to downtown Fort Myers
Parkdale is largely car-dependent, and there is no public transportation in the area. The neighborhood’s proximity to State Road 82 is an advantage for commuters driving into downtown Fort Myers, 18 miles away. “It’s the main artery in and out of Lehigh for most people that work,” Tremmel says. “82 was expanded from a rural country road into a 6-lane highway a couple of years ago.” Southwest Florida International Airport is 17 miles away and services multiple international and domestic flights. Lehigh Regional Medical Center is 6 miles away.STEAM Magnet program at Lehigh Acres Middle School
Lee County School District serves the neighborhood and offers an open-choice enrollment system. Younger students can begin their education at the highly rated Mirror Lakes Elementary School, which receives a B-minus rating on Niche. The C-plus-rated Lehigh Acres Middle School features a STEAM magnet program, immersing participants in a curriculum that ranges from engineering to art. Alternatively, Veterans Park Academy for the Arts serves grades K-8 and has numerous art programs in theatre, visual arts, dance and music. East Lee County High School also receives a C-plus rating and offers multiple career academies and the Cambridge Advanced International Certificate of Education diploma.Head to the Wings over Water Festival
Harns Marsh is a 578-acre stormwater facility and nature preserve that has become a lush habitat for limpkins, snail kites and egrets. The preserve celebrates these waterfowl with the annual Wings over Water Festival, which takes place every January. Visitors will find an array of exhibits, guided tours from local experts and a rubber duck race. The preserve is 10 miles away, and admission is free of charge.Hurricane Risk
Southwest Florida is prone to hurricanes, and the Fort Myers—Cape Coral area was directly hit by Hurricane Ian in 2022. Parkdale’s inland location is protected from most flooding, and FEMA standards consider the flood risk to be minimal. Homeowners are encouraged to review potential flood insurance policies and storm resources provided by Lee County.
