Tennessee city with industry and small town traditions

Lewisburg, Tennessee, is among the many places in the country named after one-half of the duo that led the famous Lewis and Clark expedition. This Middle Tennessee city of about 12,000 people is located right off Interstate 65, at an almost equal distance from Nashville and Huntsville, Alabama. Its location contributes to Lewisburg's role as a major distribution hub, which is evidenced by the daily hum of the many semi-trucks passing through the area. In addition to its busy industrial sector, Lewisburg remains a close-knit community where different generations still enjoy traditions like going out to see the area's goats “faint.” “It’s definitely still a small-town atmosphere,” says Thomas Reaves, a Realtor with Crye-Leike. “You still, you know, wave at each other as you drive down the road, even if you don’t know them. I sold a home just before Christmas, and my client made a remark saying he had like nine of his neighbors come over to say hello and introduce themselves.”

One of the Middle Tennessee’s more affordable markets

The housing market here consists primarily of decades-old homes and properties built after the mid-2010s. Homes include mid-20th century ranch-styles, older cottages and Cape Cods, as well as brand-new builds. Single-family homes in Lewisburg mainly cost between $160,000 and $360,000, while new townhouse style properties run between $200,000 and $250,000. Lewisburg is also touted for its affordability. The city has an approximate median price of $270,000, which is lower than neighboring Columbia’s median of $400,000 and even lower than Spring Hill’s. “I helped my sister move out there about a year ago, and the deciding factors for her were simply that it’s such a more affordable market right now than the adjoining markets,” Reaves says.

Revitalized and historic downtown with boutiques and eateries

Anchored by the Marshall County Courthouse, Lewisburg has a charming historic downtown. Visitors to this easily walkable district can grab espressos at staples like the Rose Cafe or stop in at local boutiques to look for flowers, trendy women’s clothing and antiques. Downtown Lewisburg also draws many visitors from regional neighbors like Franklin and Murfreesboro, which have their own unique shopping and dining scenes. “They’re looking for the quaintness, and they want to be able to walk,” says Angie Burditt, the owner of 4-Ever Flowers. “There’s everything here. There’s food, there’s coffee, we now got a little bakery shop that opened up. They just like our little quaintness, which is what they keep saying.” Chain brands, including Kroger and Walmart, exist outside of downtown.

The city of the fainting goat

Downtown Lewisburg is also an entertainment destination, with institutions like the Marshall County Community Theatre being one of the popular spots. Still called the Dixie Theatre by many here, the old silent movie house, built in 1913, puts on various stage productions throughout the year. Lewisburg is also home to the Tennessee Walking Horse Breeders’ and Exhibitors’ Association, and one of the city’s iconic events is October’s Goats, Music and More Festival. The event highlights the Tennessee fainting goat, a breed introduced to the area in the late 19th century. The breed has a unique and naturally inherited condition that causes it to freeze and fall over when excited.

Enjoying the scenic Rock Creek Greenway

Lewisburg has several parks, ranging from a grassy courtyard downtown to acres of land with scenic farmland views. The 15-acre Rock Creek Park is the site of the annual Goats, Music and More Festival, and is also ideal for those who want to bike, walk or jog along the Rock Creek Greenway, which contours the winding creek of the same name. Other recreational attractions in town include the Lewisburg Parks, Rec and Fitness center, which features basketball courts and an aquatic center with indoor and outdoor pool facilities. Avid golfers can play a round or two at the Saddle Creek Golf Club, which has a public 18-hole course.

Access to Columbia State Community College system

The Marshall County School System provides public education for the area and oversees six schools in the city. Although the Niche and GreatSchools sites don’t have overall ratings for the district, they do grade the individual schools. The Lewisburg-based schools include Marshall County High and Oak Grove Elementary, which respectively earn B-minus and A grades from Niche. The site also ranks Oak Grove among Tennessee's 30 best public elementary schools. As for higher education, the Columbia State Community College system has a campus in the city.

A busy industrial sector employing thousands

The largest employers in Lewisburg, jointly employ well over 3,000 people, and city residents hold jobs across nine counties in the region. In addition to distribution-focused jobs, other significant industries here include automotive parts, chemicals and metalworking manufacturing, as well as defense operations. Many employers operate facilities within the industrial district, which is on the eastern end of town. Other area employers include the Marshall Medical Center. The town has experienced consistent but steady growth throughout its history. The latest U.S. Census estimates show the city has a population of 13,135, a nearly 7% increase from the official 2020 count and almost 20% higher than in 2010. Interstate 65 goes to Nashville and Huntsville, which are 57 and 65 miles from Lewisburg, respectively. The Ellington Parkway — or U.S. Highway 431 — provides a route to Columbia, about 21 miles northwest.

Important to know

Like much of the American South, the local climate includes mild winters with little snowfall and warm, humid summers. However, the region does experience weather events like severe thunderstorms and tornadoes during the spring and late fall. With 15 storms in 2024, Middle Tennessee saw the most tornadoes out of the state’s three main regions. The latest FBI stats indicate that Lewisburg’s crime rates fall below the state’s but are slightly above the national averages. The city’s crime numbers fell sharply by 40% between 2015 and 2016 and have remained steady ever since.
