Lexington neighborhood blending natural and historic charm
Catalpa Road in Ashland Park becomes one of the most picturesque and photogenic spots in Lexington during the fall. The many gingko trees along the roadway begin to shed almost all at once when the season hits a certain temperature, a natural shift that leads to bright yellow leaves blanketing the streetscape. “It’s very magical,” says Meredith Walker, an agent with Bluegrass Sotheby’s International Realty, who’s made just under 10 sales in Ashland Park. Located just a couple miles east of downtown Lexington, the neighborhood forms the Ashland Park Historic District. The neighborhood gets its name from the farm estate of Kentucky statesman Henry Clay, the “Great Compromiser” whose achievements included helping negotiate the treaty that ended the War of 1812. The Clay family in the early 1900s hired famed landscape architects, the Olmsted Brothers, to draw up plans for a residential neighborhood. The brothers’ notable works included the U.S. Capitol and White House grounds, as well as the Chicago World’s Fair 1893. “I think, even more importantly, is the heirs of Henry Clay, to do it right, they wanted to have a neighborhood everyone would be very proud of,” says Zach Davis, president of Kirkpatrick & Co and an Ashland Park native. “All of the streets, even the intersections, have very gentle curves. Then, you have large trees lining each street, which make for an environment and surroundings that just put you at ease.” Typical scenes today include joggers meeting up near the Starbucks early in the morning for runs and neighbors socializing on their front porches. “The neighborhood is diverse with young couples just waiting for the older residents to decide they need to downsize,” says Becky Reinhold, managing broker at Bluegrass Sotheby’s International Realty, who’s sold nearly 20 homes in Ashland Park. “It’s a convenient location near downtown Lexington, the University of Kentucky, UK HealthCare, Chevy Chase shopping and local restaurants, which all just make Ashland Park that much more popular.”

Many pre-World War II homes with range of styles
In addition to the many trees and abundant green space, a distinct feature that came from the Olmsteds is streets with no 90-degree or right-angled turns and intersections. In addition to the well-known gingkos, oaks, maples and sycamores help make up the natural canopy. These tree-shaded blocks can feature homes along narrow roads that are themselves separated by wide and lengthy lawns. This community had more than 500 contributing buildings — and consisted almost entirely of residential structures — when it was entered into the National Register of Historic Places in the 1980s. Many of the homes here, which were built prior to World War II, can feature traits like stone and brick siding and reflect a wide variety of styles. Craftsmen, colonial revivals and bungalows are common, but there are also a notable number of other builds with Cape Cod, Tudor, prairie, Spanish, French eclectic and Italianate touches. The single-story or smaller two-story builds like the Craftsmen, bungalows and Cape Cods can run between $400,000 and $600,000. The prairie home are a little higher and can run between $700,000 and $800,000. And the stately two-story properties with features like limited or full-height porches with columns can go well over $800,000 and reach up to $1.5 million. Ashland Park also has a number of quadlexes or condos, with price points ranging from around $200,000 for one-bedroom units to just over $300,000 for two-bedroom units.

Sports and annual art celebration at Woodland Park
The neighborhood sits between Woodland Park and the smaller Clay’s Spring Park. Woodland, one of the oldest parks in Lexington, offers amenities like tennis and basketball courts, a ball field, an aquatic center and a skate park. The park hosts the annual Woodland Art Fair, a free event often featuring well over 150 artists and artisans. Clay’s Spring Park is most notably home to the historic spring that was once part of the Henry Clay estate, a site that was restored and is now marked by a small stone monument.
