Greenbrier has one of Lexington’s priciest housing markets, with the average home costing nearly $600,000 more than the average property within the Lexington metro area. Houses in Greenbrier often feature Cape Cod, Colonial Revival and new Traditional styles and prices can range from $750,000 to $1.3 million depending on age and size. In addition, most homes here are located within planned gated communities, which means residents should also plan for additional monthly HOA fees. Describing a typical Greenbrier subdivision, Owens says, “They're all basically on acre lots, so you have a lot of room around you, and those houses were built anywhere from the 1970s to the 2000s." In other subdivisions, like “The gated townhouse communities, those were built between 2000 and 2008 and cost a million dollars or more.” Ashford Oaks is just one of the neighborhood’s prominent gated communities and offers a mix of both pre-built homes and ready to build, vacant lots. Students in Greenbrier attend Fayette County Public Schools, a district with an overall A-minus rating on Niche. They start at the A-minus rated Garrett Morgan Elementary before continuing on to the C-plus-rated Crawford Middle School and A-minus rated Frederick Douglass High School. Frederick Douglass was also recently ranked as Niche’s No.1 standout high school in the state of Kentucky. All students at Frederick Douglass High start out in their freshman academy before choosing to continue their studies in a specified pathway, like the academy of technology, academy of health science or the academy of professional services.Greenbrier Golf and Country Club and the Brighton East Rail Trail
At Greenbrier Golf and Country Club, members can access an 18-hole golf course, a 19-acre fishing lake, a 6-lane swimming pool and a fitness facility. Other area recreation includes horseback riding at Holladay Hills Stable and hiking and biking along the Brighton East Rail Trail, an almost 4-mile mixed-use trail that starts at Deer Haven Park. “Brighton East is a former train track that they paved and turned into a trail,” explains Paul Hooper, who handles marketing and public relations for Lexington Parks and Recreation. “It cuts in toward downtown and crosses by another park, Pleasant Ridge, then goes all the way to Liberty Park. There are some smaller neighborhood trails that branch off of it, and it’s a decent distance and is really pretty and tree covered.” Hooper goes on to note that Deer Haven Park is currently an undeveloped green space, but that the parks department plans to expand it in the spring of 2025, adding recreational amenities like playgrounds and sports courts.Shopping and dining at Hamburg Pavilion
Greenbrier is less than 4 miles from Hamburg Pavilion, one of the largest shopping centers in the state. Its selection of over 70 stores is anchored by major retailers like Target, Best Buy and PetSmart, and its dining options include chains like Subway, Logan’s Roadhouse and the Old Chicago Pizza and Taproom. A Costco and Meijer are also available within 4 miles of the neighborhood, allowing for convenient access to groceries. The Regal movie theater at the Hamburg Pavilion is another easy entertainment option.Take Winchester Road to Lexington
Winchester Road borders Greenbrier to the north and provides a direct route to downtown Lexington, 8 miles east. Greenbrier is a car-dependent community with no public transportation.
