A suburban Lexington neighborhood with endless shopping and dining
Southern Lexington's Stoneybrook-Brigadoon neighborhood has grown and changed with surrounding commercial development. In 1971, Fayette Mall, the city's largest, opened, resulting in a boom in residential construction along nearby thoroughfares leading to the city. In 1979, the opening of the South Park Shopping Center in the neighborhood's northwest corner sparked further development. Then, in 2017, The Summit at Fritz Farm, a mixed-use project, brought high-end retailers, luxury apartments and upscale restaurants. Today, residents choose from new apartment complexes, older condos or single-family ranch-style homes. Regardless of housing, proximity to shops and restaurants, as well as direct access to surrounding highways for city commutes, is the appeal of Stoneybrook-Brigadoon. “Anything you need is close,” says local Realtor Marcus Hammond. “Nothing’s far from anything in Lexington, but right there, you’re close to a lot.”

Fayette Mall and The Summit at Fritz Farm
“There’s a vast array of shopping in that area,” Hammond says. “From discount grocery stores to Whole Foods, from Lowe’s to high-end shopping.” Fayette Mall sits directly across Nicholasville Road on the neighborhood's western edge. This mall houses nearly 200 stores, a large food court and a Cinemark. It’s surrounded by additional chain restaurants, retailers, an ALDI and Walmart. In the southwest corner of Stoneybrook-Brigadoon is The Summit at Fritz Farm, an upscale retail development with high-end retailers like Williams-Sonoma, Arhaus and Anthropologie. It is also home to fine dining establishments J. Alexander’s and Honeywood. Groceries are available at Whole Foods. In addition to the shopping centers, Stoneybrook-Brigadoon has local restaurants throughout the neighborhood, like Mi Pequena Hacienda, a Mexican restaurant with patio dining that couples mariachi and margaritas, and El Sabor Oaxaqueno, a food truck with quesabirria tacos.

Multiple routes for commutes to downtown Lexington
Stoneybrook-Brigadoon is about 5 miles from downtown Lexington, and the neighborhood borders New Circle Road, which loops around the city. The Lextran bus travels to the University of Kentucky in about 45 minutes or downtown Lexington in an hour. Though nearby parks and schools are walkable from some homes, this is a car-dependent community. The Blue Grass Airport is 8 miles or a 20-minute drive away.

Stoneybrook-Brigadoon has a mix of apartments, single-family homes and townhouses. With residential developments built alongside major shopping centers, living in one of these new apartment complexes is becoming an increasingly popular option for those moving to this neighborhood. Most of the neighborhood’s single-family homes were built in the 1950s through the 1980s, typically brick ranch-style or split-level homes. The neighborhood also has small condo buildings built in the late 20th century and traditional townhouse complexes built in the 21st century. Home values here are about $100,000 less than the average for the Lexington metro area, and the market is somewhat competitive, with homes selling after an average of 19 days on the market. A new campus for Tates Creek High School
Both located in the neighborhood, Lansdowne Elementary School has a B rating on Niche, and Southern Middle School has a B-plus. Tates Creek High School has a B-minus and opened a newly constructed campus in 2022. The high school offers five academies concentrated on students’ interests: the Freshman Academy; the Academy of Business, Entrepreneurship, and Education; the Academy of Design and Engineering; the Academy of IB and Information Technology; and the Academy of Medical Emergency Services. Each academy is located in a separate part of campus, creating more concentrated learning environments of 300 to 400 students rather than the total student body of 1700.
