Zandale is a tree-filled neighborhood on Lexington ’s south side that offers a calm atmosphere near the busy Nicholasville Road shopping corridor. It’s only 2 miles from the University of Kentucky and 3 miles from Downtown Lexington, and its central location puts it close to popular shopping areas and several parks. Homes here tend to be less expensive than in nearby neighborhoods like Lansdowne, so you get all the benefits of the area at a lower price point.

Highly rated public and private schools nearby

The Fayette County Public Schools district serves the neighborhood. Kids can start at Glendover Elementary School, which gets an A-minus rating from Niche, and then go to the A-rated Morton Middle School in Chevy Chase. Older kids can attend the A-minus-rated Henry Clay High School in Lakeview Estates. It’s home to a Liberal Arts Academy and the district's only Army JROTC program. Nearby private schools include Redwood Cooperative School and Lexington Christian Academy, which both get A ratings.

Nicholasville Road is the main commute route

Getting around the area is straightforward on Nicholasville Road, which leads 2 miles to the University of Kentucky and 3 miles to Downtown Lexington. Nearby, New Circle Road circles around the city and is one of the area’s main highways. For a car-free option, you can take the Lextran bus, which stops on Nicholasville Road, or bike all the way downtown on Tates Creek Road. Sidewalks make the area pedestrian friendly, and you’re within walking distance of parks and some restaurants on Nicholasville Road.

Residents are close to major shopping and dining hubs

Zandale is close to several areas that are known for their shopping and dining scenes. Nicholasville Road is closest to the neighborhood and is lined with shopping centers, fast casual restaurants and locally owned eateries. You can grab a meal at:

  • Ramsey’s Diner, a long-standing local favorite for Southern comfort food
  • El Rancho Tapatio, a family-owned Mexican restaurant that regularly has a mariachi band
