Suburban living on the edge of Lincoln
Set on the south edge of Lincoln, Twelve Bridges Village is characterized by winding suburban streets lined with spacious homes and walking trails that connect locals with nearby schools and parks. “It’s a very family-friendly community,” says Margie Richmond, a Realtor at Gateway Properties with 14 years of experience in Sacramento and Placer Counties. “Everyone supports the youth sports leagues, and the schools are all nicely compacted within Twelve Bridges.” The quiet community earns a CAP Index Crime Score of 1 out of 10, compared to a national score of 4. More than 80% of homes are owner-occupied, and though the area is mostly residential, a small shopping plaza to the west has many popular local restaurants and a few bars.
Spacious homes built in the 21st century
Twelve Bridges Village's winding roads are lined with narrow sidewalks and young mulberry trees. The neighborhood’s west side features properties from the early 2000s, while the east side offers more recently built homes from the 2020s. Across the board, New Traditional-style homes feature multi-gabled roofs, partial stone exteriors and spacious two or three-car garages. Some homes have Spanish Revival-style elements like stucco exteriors and barrel-tile roofs. Spacious floorplans offer three to five bedrooms, including many options with more than 3,000 square feet. Properties range from $500,000 to $900,000, though some homes on larger quarter-acre parcels can sell for $800,000 to $1.2 million.

Several schools scoring in the A range
Twelve Bridges Village has three namesake schools within the neighborhood, one at every level. Both Twelve Bridges Elementary and Twelve Bridges Middle score an A-minus from Niche. The middle school offers robotics, 3D animation and digital music electives. Twelve Bridges High opened in the Fall of 2021 and scores a B-minus. The school offers four career technical education pathways, including biomedical, media arts, software development and business management programs.
McCormick Park nature preserve and other area trails
Many of the neighborhood’s green spaces are set next to schools; Twelve Bridges Park, with playgrounds and picnic tables, is adjacent to Twelve Bridges Elementary. Wilson Park is set next to Twelve Bridges Middle, with a baseball field frequently used for Little League games. The more centrally located Coyote Pond Park features paved trails through dry brush, circling its namesake pond. More trails wind through the entire neighborhood, offering shortcuts through residential areas and paths to parks. Just east, McCormick Park is a nature preserve with unpaved biking and hiking trails. Several 18-hole golf courses are within a few miles, including the private Catta Verdera Country Club and the public Lincoln Hills Golf Club.

Local restaurants and bars on Twelve Bridges Drive
Just west on Twelve Bridges Drive, there’s a small shopping plaza packed with local fast-casual eateries like Orchid Thai Cuisine. Siino’s serves Italian food with a covered patio illuminated by string lights. On a night out, folks gather at Infusion Taproom or The 12 Wine Bar & Kitchen, while B&B offers pastries, boba tea and coffee. Nearby grocery stores include Raley’s and Safeway, both about 3 miles north, next to national retailers like TJ Maxx and Target.

Commuting to Roseville and Sacramento
Highway 65, also known as the Roseville Bypass, is less than 2 miles west and leads 9 miles to Roseville. Commuters have a 29-mile trip to Sacramento via Highway 65 and Interstate 80. “Traffic on Highway 65 is an issue,” say Susan Richards-Slavik, a real estate agent who sells homes in the area with Coldwell Banker. “The county is working on traffic improvement, but with all the people moving to Lincoln for affordability, Highway 65 can be backed up at times.” Most streets have sidewalks, though public transit is somewhat limited. The county-operated South Placer Transit bus system stops just west at the Lincoln Public Library, which is served by two local routes and one regional route to Roseville. Sutter Roseville Medical Center is the closest hospital, about 10 miles away. Lincoln Regional Airport is about 7 miles northwest, mostly serving small private aircrafts, while Sacramento International Airport is about 34 miles away.
Local get-togethers on the Fourth of July
Residents often have small gatherings with their immediate neighbors, especially around the holidays. “It’s a very active neighborhood,” Richmond says. “They have different community events, like on Bartonville Road, they do a Fourth of July parade. It’s a big old thing with a bike parade for the kids and they got barbecues going. Everyone’s just hanging out.”
