This midcentury-era neighborhood is in the western outskirts of Livermore, the largest city in the Bay Area’s Tri-Valley region. It’s in an area that’s sought-after for its highly rated schools, community parks and its proximity to the city’s cozy downtown district. “Schools are big deal in this part of the city. All the schools, the elementary, middle and high school, are highly rated and you could actually walk to all three,” says Realtor Jeannine Rinetti of Rinetti & Co. Realtors, a longtime Tri-Valley resident.

Midcentury homes on quiet, suburban streets
The streets of Carlton Square are dotted with modestly sized ranch homes built in the 1960s and 70s. These typically have two or three bedrooms, around 1,500 square feet of living space, two-car garages and plenty of room for landscaping. Well-maintained sidewalks, small trees and front-yard greenery are a common sight here. Home prices range from $1 million to $1.3 million, putting it on par with the city’s median home prices. “It’s not the low-end for Livermore, but the prices aren’t crazy high either. They sell really quickly,” Rinetti says.

Livermore public schools are a major draw for young families. Students living in Carlton Square start their education at Emma C. Smith Elementary, which gets an A rating from Niche, before moving on to A-minus-rated William Mendenhall Middle School. Granada High School is within walking distance of the neighborhood. The high school has an A rating, and Niche puts it in the top 20 high schools in Alameda County. Just over 96 percent of its 2,200 students graduate, well-above the statewide average.

Walk to Pleasure Island Park
Pleasure Island Park is a few blocks away from Carlton Square and offers kids and parents a large play area surrounded by shady trees and picnic areas. It spans seven acres and was fully renovated in 2019. Max Baer Park is about a mile south, and is home to Livermore Little League baseball, a dog park and plenty of open space. It was named after famed local boxer Max Baer, who won more than 60 professional bouts and was the heavyweight champion fo the world in the 1930s. Livermore is surrounded by rolling East Bay ridges and mountains, many of which have labyrinthine hiking trails that crisscross their peaks and valleys. “It’s about as close as you can get to the country while still being in the Bay Area,” Rinetti says.

Downtown Livermore cafes, restaurants and boutiques
Carlton Square is about 2 miles from Livermore’s vibrant downtown district. “It’s a small-town atmosphere, but it gets really busy on the weekends, starting as early as Thursday night. There are so many restaurants and boutiques. All the coffee shops and cafes are packed,” Rinetti says. Dining options include everything from rustic, Michelin-rated eateries like Range Life to bright-lit breweries and wine bars. Everyday essentials can be found close to home at Trader Joe’s, Nob Hill Foods and Safeway.

Getting around the Tri-Valley Region
Residents are just minutes from Stanley Boulevard, a major through-route in Livermore that connects with nearby Pleasanton. Interstate 580 is also close by and takes drivers right to the heart of coastal East Bay cities like Hayward, San Leandro and Oakland. Those who prefer to commute by rail can catch the ACE train at Livermore station. ACE is a daily shuttle that runs from Stockton and San Jose, with plenty of stops on the way. The nearest major hospital, Stanford Health Care – Tri-Valley Medical Center, is 2 miles away.
Tri-Valley Rapid Transit is the main public transit option in Carlton Square.
