Established but well-kept homes keep attracting buyers to Jensen
In Jensen, a series of streets named after colleges, from Stanford Way to Harvard Way, course through a neighborhood many consider a smart choice. While most of the houses in this part of Livermore were built in the mid-20th century, many have been well-maintained and updated over the years. They line quiet residential streets but offer proximity to the downtown district in Livermore, a city about an hour's drive outside San Francisco. Jensen homes are also within walking distance of East Avenue Middle in the respected Livermore Valley Joint Unified School District. “I think that’s what is drawing a lot of people to Livermore, is the schools and the community vibe,” says Jake Fahnhorst, a local Realtor and team lead of The Jake Fahnhorst Team with Keller Williams Tri-Valley, who was born and raised in Livermore.
The mid-century ranch style gives Jensen a warm, welcoming feel that reflects its Livermore roots.

Houses have a mix of designs and styles, drawing many to the neighborhood
A lot of Jensen's homes were constructed by a builder named Roy Jensen, who Fahnhorst says is known for making sturdy dwellings. In turn, many of them are still in good condition more than half a century later. Ranch is the most common style, complete with attached two-car garages. “It’s good for entry-level, starter homes,” Fahnhorst says. “There’s a mix of three bedrooms, one bathroom up to four bedrooms and two bathrooms. There are some expanded homes, too — a lot of people have added on over the years. A variety of some entry-level and some middle homes.” Prices range from $875,000 to $1.4 million.
Jensen also offers multistory options, built from the 1990s through the 2010s for between $1.9 million and $2.3 million. The neighborhood’s Vineyard Townhomes development has 1980s-era townhouses for $640,000 to $735,000. Properties around Jensen sell after an average of just 21 days on the market, less than half the national average. “Livermore, in general, I would say is on that same trend,” Fahnhorst says. “Just the fact that the inventory here is kind of a mix between entry-level and middle homes. I’d say that’s why the homes sell there.”

Top-rated schools and plenty of extracurriculars, such as Jackson Avenue’s running club
The Livermore Valley Joint Unified School District maintains an A-minus grade on Niche. “The dedication of the professionals that work in the district is second to none,” says Fahnhorst, a former Livermore teacher. Located just outside the neighborhood, Jackson Avenue Elementary offers a before-school running club that meets on Friday mornings. East Avenue Middle, in the middle of Jensen, has extracurriculars including an art club and a Girls Who Code club. Students at Livermore High can choose from Career Technical Education programs in disciplines like business and finance, fashion and interior design, and manufacturing and product development. All three schools have A-minus Niche ratings.

Buses roll through Jensen, and there's light rail in downtown Livermore
The Livermore Amador Valley Transit Authority Wheels bus system has stops in Jensen, including many on East Avenue, a central thoroughfare. Wheels has 40 routes in Livermore and nearby cities like Dublin and Pleasanton. The ACE light rail network runs into nearby downtown Livermore and transports riders up to Stockton and down to San Jose. Drivers are close to Interstate 580, which takes them west toward San Francisco, just under 50 miles away. I-580 is also a route to Oakland International Airport, about a 30-mile trip.

With its rails and ramps, Sunken Gardens draws high flyers
Residents can make the short walk or ride to the neighborhood’s Sunken Gardens Skate Park. The park dates to 2001 and has a mix of ramps, rails and other obstacles for various skill levels. Sunken Gardens also has access to the paved Arroyo Mocho Trail. The nearby Robert Livermore Park is a 30-acre expanse with lighted tennis courts and multiple athletic fields. It features an aquatic center open for recreational swimming from June to August and a community center with a gym and rooms available for rent.

Restaurants in and around Jensen, and small businesses are nearby
The Chardonnay Center shopping plaza off East Avenue gives people in Jensen a selection of neighborhood restaurants and other businesses, including a barber shop, a dry cleaner and a nail salon. Terra Mia is a popular Italian restaurant there, Fahnhorst says. Ofelia’s Kitchen serves up sandwiches with homemade bread. Options include The Press Cafe, known for its paninis, and Hops and Sessions, a bar with self-serve taps, both a short trip away. “Those are two good downtown ones,” Fahnhorst says. Grocery Outlet, Safeway and Trader Joe’s grocery stores are also available downtown.

Downtown Street Fest attracts thousands to the area each year
The Livermore Downtown Street Fest is a staple of each May, a two-day event with vendors, wine, beer, live music and opportunities to shop at local businesses. There’s also a half-marathon that starts and finishes downtown each March. “That’s another one people look forward to,” Fahnhorst says.
With its welcoming vibe and walkable layout, downtown Livermore is a favorite weekend destination.
