Kristopher Ranch is an idyllic suburban community in south Livermore
Located on the southern edge of Livermore, Kristopher Ranch is very sought after for its upscale suburban homes, highly rated schools and views of sprawling landscapes. “It’s a nice setting, surrounded by vineyards and rolling hills,” says Doug Buenz, a broker associate at Compass with over 25 years of experience in the Tri-Valley area. “There are dozens of Livermore Valley wineries in close proximity.” Hiking trails extend from the southern side of the neighborhood and wind through the outskirts of town, and state Route 84 connects commuters to nearby interstates. The neighborhood earns a Cap Index Crime Score of 1 out of 10, compared to a national score of 10.
New Traditional homes from the early 2000s
Homes in Kristopher Ranch were largely built between 2000 and 2005. “The homes, in comparison to some other areas, are in the newer range and they tend to have generous lots,” Buenz says. Floor plans often include four or five bedrooms and an attached two-car garage, accompanied by a wide, covered porch on the exterior. Home may have partial stone facades or Spanish Revival-inspired terra-cotta tile roofs. Manicured lawns tend to be more spacious than other Livermore neighborhoods, lined with well-maintained sidewalks and adorned with shrubbery and a smattering of small trees. Homes typically range from $2 million to $2.5 million, though larger homes with more than a quarter-acre of land can range from $2.6 million to $2.9 million.
Nearby public schools earn As from Niche
Emma C. Smith Elementary is part of the Teaching Opportunities for Partners in Science program, which enlists the help of active and retired scientists from local organizations, such as the Lawrence Livermore National Laboratory, in the school curriculum. This can take the form of classroom presentations, after-school events, and direct assistance to teachers. William Mendenhall Middle offers many after-school programs, including athletic teams like golf and basketball, along with clubs like Girls Who Code and debate. Granada High has classes in robotics, business management and sports psychology, along with more than 50 clubs and activities. All three schools earn an A from Niche.
Neighborhood parks, hiking trails and golf courses
Independence Park borders the neighborhood and is home to three multiuse fields and a playground. Also nearby, Jack Williams Park has tennis and pickleball courts. Kristopher Ranch sits at the edge of Livermore, close to larger parks and multiuse trails that surround the city. Sycamore Grove Park has miles of hiking, biking and equestrian trails over 840 acres of dry brush and open space. Two 18-hole golf courses are also nearby; The Club at Ruby Hill is a private facility that also has a restaurant and social club, while Wente Family Vineyards offers wine tastings and a public course.
Nearby shopping plazas and wineries in the surrounding valley
Alden Lane Nursery, a flower and plant shop, has been a well-established community hub for 70 years, hosting different gardening classes and clubs at the store and across town. Kristopher Ranch’s location on the south end of Livermore also puts locals within a short distance of several wineries. Dante Robere Vineyards is the closest and offers wine club memberships. There’s a Lucky grocery store less than a mile away, anchoring a small shopping plaza with restaurants like Country Waffles, a popular breakfast café, and El Caminito, which serves Mexican food.
Connecting to nearby interstates and commuting to the Bay Area
State Route 84 is the nearest major roadway. Oakland is less than 40 miles away on Interstate 580, while San Jose is about 30 miles away on Interstate 680. The Livermore Amador Valley Transit Authority operates the Wheels bus system, with routes along Alden Lane. Stanford Health Care Tri-Valley is the nearest hospital, less than 10 miles away. San Jose Mineta International Airport is about 30 miles away.
Local business hosts community gatherings
Alden Lane Nursery hosts a few small community events throughout the year, including an annual Fall Festival in October to celebrate pumpkin season. The family-friendly event includes games, arts and crafts and food vendors, with other local businesses and organizations collaborating or offering freebies.
