With homes primarily built in the 1960s and 70s, it’s not surprise that ranch style homes steal the show in Sunset West. These typically feature two or three bedrooms, around 1,500 square feet of living space and lots with plenty of room for a garden or landscaping. These homes typically sell for between $1 million and $1.3 million. Luxury ranch homes at Escondido Circle are among the neighborhood’s most sought-after and expensive. Most of them have been fully renovated, have backyard swimming pools and sell for between $1.5 million and $1.8 million. “It’s a very desirable place for first-time homebuyers. It’s affordable for the city, and it’s near some highly rated schools,” Nicolay says.

Community parks and East Bay outdoor destinations
Max Baer Park is one of the city’s largest community parks, and is home to Livermore Little League baseball, a dog park and plenty of open space. It was named after famed local boxer Max Baer, who was the heavyweight champion in the 1930s. Located at the southwestern edge of the neighborhood, it’s a favorite hangout for kids and parents. Livermore is surrounded by rolling East Bay ridges and mountains, many of which have labyrinthine hiking trails that crisscross their peaks and valleys. Because it’s in the farthest reaches of the East Bay, the weather is much hotter than it is for cities closer to San Francisco Bay’s foggy, chilly climate.

Highly rated public schools close to home
Livermore public schools are a big draw. Students can start their education at Emma C. Smith Elementary, which gets an A rating from Niche, before moving on to William Mendenhall Middle School or Joe Michell K-8 School, both rated A-minus. Granada High School is within walking distance of the neighborhood. The high school has an A rating, and Niche puts in the top 20 high schools in Alameda County. About 96 percent of its senior students graduated in 2023, well-above the statewide average.
