The sounds of tennis balls popping and kids splashing in swimming pools is something residents are used to in Tapestry. This small neighborhood of upscale, contemporary homes is right next to The Club at Livermore, one of the city’s premier sports clubs. “A lot of people in the neighborhood go to the club. It’s a big part of the community,” says Realtor Jake Fahnhorst of Keller Williams Tri-valley, who lives in the neighborhood.Tapestry sits at the southern edge of Livermore where suburban streets with manicured lawns end, giving way to farm properties, wineries and vineyards. “It’s kind of a dream neighborhood. The streets are wide. The lots are generously sized. We’ve got highly rated schools. It’s close to downtown but you can also walk to like three wineries from here,” Fahnhorst says.

Upscale Livermore homes with Mediterranean flair

Tapestry’s homes were largely built in the 1990s. Most are one-story, with Mediterranean style flourishes like tiled rooftops and stucco exterior walls. As the name suggests, the neighborhood is a suburban tapestry of quiet cul-de-sacs, streets with well-maintained sidewalks and leafy trees poking out from backyards. Many of the homes here also have backyard swimming pools for those sweltering summer afternoons. Prices range from $1.7 million to $2.5 million, putting it slightly above the city’s median home price.

The community gathers at The Club at Livermore

The Club at Livermore is a local destination for swimming, tennis, and pickleball, which is just a short walk from residential streets. It also has an indoor gym and fitness center. Regional parks and trail systems are also very close by. “There are some horse properties just south of the neighborhood on Marina Avenue, and you’ll see people taking their horses out on the trails around here,” Fahnhorst says. The neighborhood is about a mile from Sycamore Grove Park, a 775-acre park with trails etched into the meadowy hills and valleys.

Granada High offers International Baccalaureate program, has a high graduation rate

Livermore public schools are a major draw for this area. Students can start their education at Sunset Elementary, which gets an A rating from Niche, and William Mendenhall Middle School, which is A-minus-rated. The last four years are spent at Granada High School, an A rated school that Niche ranks among the best in Alameda County. About 96 percent of its senior students graduated in 2023, well-above the statewide average. The school offers an International Baccalaureate program for students interested in pursuing a rigorous academic curriculum with a focus on global affairs.

Walkable Downtown Livermore is an up-and-coming East Bay destination

Downtown Livermore has seen a resurgence in recent years. It’s quickly become a regional destination for dining, shopping, movies, culture and outdoor community events. On the weekends, people hang out at coffee shops, upscale restaurants, breweries, wine bars and local parks. It’s home to a weekly farmer’s market and a summer concert series. Getting around the Tri-valley region

Tapestry is about 4 miles from Interstate 580, a major Bay Area thoroughfare that takes passengers from the deep East Bay to coastal cities like Oakland and San Francisco. Rail travel is available via the ACE train at Livermore station, which travels between Stockton and San Jose. Elevated risk of wildfires
