Midcentury ranch-style and split-level homes on spacious lots
Tempo is known to locals as "the gem streets," as thoroughfares here have names like Turquoise Way, Ruby Road and Diamond Drive. The neighborhood's ranch-style and split-level homes were built between the late 1960s and early '70s; most have attached two-car garages, and three or four bedrooms. “Homes were built with anywhere from 1,300 to 1,800 square feet," Jue says, "but some are larger because homeowners have added on over the years.” Prices range from about $1 million to $1.5 million. According to Jue, while the homes here are older, buyers often consider them more desirable than new builds. “If you head to the east side of Livermore, the homes are newer, but they’re also pricier and the lots are smaller,” he says. “The nice thing about this neighborhood is that the lots are a really good size, usually with anywhere from about 7,500 to 10,000 square feet. The homes aren’t stacked on top of each other, and you have plenty of room between you and your neighbor.”Plenty of greenspace and recreation opportunities at Pleasure Island, Ida Holm and Max Baer Park
Tempo is home to 7-acre Pleasure Island Park and 6-acre Ida Holm Park, each with large playgrounds and picnic areas. The neighboring Max Baer Park spans nearly 12 acres with a fenced-in dog park, several multi-use fields and two baseball diamonds that host the Little League Intermediate World Series every year.A few miles from Downtown Livermore, grocery shopping and San Francisco Premium Outlets
East Stanley Boulevard borders Tempo to the north and leads a couple of miles to Trader Joe’s, Safeway and Grocery Outlet. Downtown Livermore is a few miles from the neighborhood, full of coffee shops, late-night bars and locally owned eateries, including Monica’s Livermore, a cozy, farm-to-table brunch spot. Downtown's handful of mom-and-pop stores include Fantasy Books and Games for comic books and collectibles, and Caratti Jewelers for designer and custom-made pieces. The Livermore Downtown Farmers Market is held along Second Street on Saturday mornings year-round, and in Carnegie Park on Thursday evenings from April through October. The San Francisco Premium Outlets are about 5 miles from Tempo, with high-end retailers like Burberry and Prada and mainstream stores like Old Navy and H&M.Close to Interstate 580, ACE trains, Amtrak and local bus lines
State Route 84 borders the neighborhood to the west and leads just a few miles north to Interstate 580. The local Wheels bus is operated by the Livermore Amador Valley Transit Authority and travels throughout Livermore, Dublin and Pleasanton. The downtown Livermore Transit Center serves Altamont Corridor Express (ACE) trains to San Jose and Stockton and Amtrak Thruway buses to San Jose and San Francisco.Kaiser Permanente and Standford Health Care Tri-Valley have medical facilities right in town, and about 6 miles away in Pleasanton, there’s a Stanford Health Care Tri-Valley facility with a full hospital and emergency room. Oakland International Airport (OAK) and San Jose Mineta International Airport (SJC) are both within 35 miles.
