The Oaks is an upscale, 1990s-era subdivision in the outskirts of Livermore, just north of the sprawling vineyards of East Bay wine country. Its Mediterranean-influenced homes sit on quiet streets and cul-de-sacs that are lined with lush green lawns and grand, leafy Oak trees. The neighborhood backs up to a small lake where people can be seen jogging and walking their dogs. “That little bit of a lake made a big difference. The neighborhood features a range of spacious Mediterranean Revival homes built in the late 1990s and early 2000s. There were eight home models to choose from, with everything from small, one-story floorplans to expansive two-story homes. “It’s an upper-end development. The builder took some extra time on the architecture and engineering of these homes,” Marinelli says.
A greenway twists and turns between houses, offering a walking and biking path for residents. There isn’t much through-traffic in the neighborhood either, and kids are often out riding their bikes and playing on sunny afternoons. Many homes have swimming pools in their backyards for those sizzling East Bay summers. Prices range from $2.4 million to $2.8 million, well above the city’s median home price.

Sycamore Grove Park is right up the road
The Oaks is less than a mile from Sycamore Grove Park, a vast natural space with a large trail system that crisscrosses 775 acres. Its trickling streams, grassy meadowlands and thick stands of sycamore trees have made it exceedingly popular. “It’s a huge park, and it goes right up to some of the vineyards,” Marinelli says. Vineyard Drive cuts through the countryside just south of the neighborhood and is home to some of the city’s best-known wineries. Residents can enjoy tastings and picnicking with a view of Alameda County’s rolling green hillsides in the distance.
Sycamore Grove Regional Park has expansive walking trails througout and is within walking distance of The Oaks.

Livermore public schools are a big draw for young families. Students can start their education at Emma C. Smith Elementary, which gets an A rating from Niche, before moving on to William Mendenhall Middle School, rated A-minus. The last four years are spent at Granada High School, an A rated school that Niche ranks among the best in Alameda County. About 96 percent of its seniors graduated in 2023, well-above the statewide average.
