Atherton South is a neighborhood in eastern Long Beach that has an established, suburban feel. With a location near freeways, popular parks and highly rated schools, the community is convenient for commuters and appealing to families. It's also just a short distance from California State University, Long Beach, a major employer and cultural hot spot.
Home prices and housing trends in Atherton South
In Atherton South, there’s strong suburban energy, with midcentury modern and ranch-style homes, green lawns and tree-shaded sidewalks. Although most houses are several decades old, they’ve been well maintained. “There is also plenty of renovating and remodeling going on,” says Tyler Rogina, broker associate with Compass, who has lived and worked in the Long Beach area for more than 15 years. “It’s a lot of baby boomer turnover and newer families coming in.” Sales typically run from the mid-$800,000s to about $1.2 million.

Atherton South’s family-friendly feel
The CSULB campus is close by, but you won’t see apartment buildings or the usual college-party scene in Atherton South. Instead, “there are lots of families here, old and young,” says Joe Sopo, Realtor with Keller Williams Coastal Properties, who has been selling in Long Beach since the 1990s. “Many people have dogs, and they find that they meet so many people walking their dogs because everybody talks. It’s just a really cohesive neighborhood.”
Long Beach school choices
Schools are a major draw for families. Long Beach Unified School District offers school choice, but kids in Atherton South are already zoned for some of the city’s highest-rated schools. Kids can start out at Tincher Preparatory School, an elementary and middle school in the neighborhood. Older students often head to Woodrow Wilson High School, where they can take dual-enrollment classes through CSULB and Long Beach City College.
Tincher Preparatory School runs from kindergarten through eighth grade.
Woodrow Wilson High School is a highly rated choice for older students.

Parking access and walkability in Atherton South
Unlike some parts of Long Beach where you’ll need to hunt for parking, Atherton South’s wide streets and private driveways make it easy to find spots. The trade-off is that you’re not that close to popular retail areas or restaurants. “You can go for a walk around the neighborhood,” Rogina says. “But you’re probably not going to be walking to a coffee shop. It’s more of a car-dependent area.”

Amenities near Atherton South
There’s a small shopping center just south of the community with local businesses and fitness studios. College Estates Park, which has tennis courts and a playground, is less than a mile away. Within a 2-mile drive, you’ll also find:
El Dorado East Regional Park and El Dorado Park West, which offer a combined 700-plus acres of recreation space, including a golf course, lakes and even a small theme park
Los Altos Market Center, home to multiple restaurants and retail chains like Target and Trader Joe’s
CSULB’s campus, where you can watch plays and college games or stroll through the Earl Burns Miller Japanese Garden
You're not far from Trader Joe's and other Los Altos-area stores.
El Dorado Park West is close by.

Freeway access and commuter travel
When it comes to commuter travel, Atherton South has a prime location. It’s a quick bike ride or drive to the CSULB campus, and you’re also right beside interstates 405 and 605. Orange County and Los Angeles are both within a 25-mile drive, so it’s a practical spot for couples who work in different cities.
