College Park Estates has quiet living close to Long Beach attractions
On the east side of Long Beach, College Park Estates is one of those neighborhoods that feels tucked away. Built in the late 1950s right across from California State University, Long Beach, this small community of midcentury ranch-style homes has a quiet, suburban feel that's hard to come by in a city this size. But don't let the laid-back vibe fool you. Between top-rated schools, access to the San Gabriel River Trail and the shopping at 2nd & PCH just minutes away, it checks a lot of boxes. Homes typically go for over $1 million and tend to sell fast, so keep an eye out if you're considering a move.
Midcentury ranch-style homes are in high demand
College Park Estates dates back to 1959 and is filled with midcentury modern-inspired ranch homes. Many have been updated over the years and come with backyards large enough for a pool or a covered patio. With very little through traffic, the streets feel quiet and relaxed, and it’s common to see neighbors hanging out on their porches or kids shooting hoops in the driveway. “It’s a bit more secluded. It’s a somewhat private area,” says local Realtor Eduardo Becerra of Main Street Properties. Even with that tucked-away feel, homes here don’t stay on the market long. “They’re very sought after,” Becerra says.
Most homes fall between $1.2 million and $1.7 million, putting College Park Estates on the higher end for Long Beach. Prices are similar to nearby Bixby Hill and University Park Estates, though still generally lower than many coastal neighborhoods.

Some of Long Beach’s top-rated public schools
The area’s highly rated schools are a big draw for College Park Estates. As part of the Long Beach Unified School District, students are zoned for Kettering Elementary School, which earned National Blue Ribbon status in 2020. From there, they move on to Rogers Middle School and then Wilson High School. All three earn A ratings from Niche.
Kettering Elementary serves the students of College Park Estates.
Woodrow Wilson High School athletics are well regarded.

College Estates Park and the San Gabriel River Trail
The neighborhood is centered around College Estates Park, right along the San Gabriel River. The 2-acre park has a playground, basketball courts and tennis courts that double as pickleball courts. And if you follow the sidewalks across the San Gabriel River, you can hop on the 38-mile San Gabriel River Trail. It's a popular spot for biking, running, walking and even horseback riding, stretching from Azusa in the north to Seal Beach along the Pacific Ocean.

College Park Estates is largely car-dependent. Via East Seventh Street, you’re about 5 miles east of Downtown Long Beach. Residents can also take Interstate 605 to Downtown LA, located about 30 miles north. For public transportation, the Orange County Transportation Authority runs a bus line from the neighborhood out to Disneyland in Anaheim.
