El Dorado Park is a quiet neighborhood with plenty of green space

El Dorado Park Estates was developed in the 1960s and early 1970s as a master-planned community intended to expand Long Beach's eastern side. At the same time, the massive El Dorado Park was being developed, soon to become the largest green space in Long Beach. Today, the neighborhood’s midcentury roots still show in the spacious ranch-style and two-story homes that line the tree-shaded streets. The area’s main draw is access to the park, but add in highly rated schools, an active neighborhood association and easy freeway access, and it's no surprise that homeowners here tend to stick around for decades.

High-demand homes from the 1960s and 1970s

Built in the 1960s and early 1970s, the neighborhood’s homes were inspired by midcentury modern architecture. You’ll see a mix of spacious ranch-style, bungalow and two-story designs, with enough yard space for a backyard pool. “Homes here are generally larger, often ranging from 2,000 to over 3,000 square feet,” says Marvin Phillip with The Phillip Group at Y Realty, who has over 20 years of experience in the area. “And you can expect four to five bedrooms, formal dining rooms, and attached multi-car garages — features that are harder to find in the more historic parts of Long Beach.” That's a big reason the area is so desirable, according to Phillip. "This is what we would consider a ‘destination’ neighborhood, meaning people move there and stay for decades,” he says. “Inventory is often very low, leading to high property values being maintained even during market shifts."

Homes in the El Dorado Park Estates community typically sell for $1.1 million to $2 million, significantly higher than Long Beach’s median. Outside that sought-after subdivision, you can find smaller houses starting in the upper $700,000s, along with some condos in the $300,000s to $400,000s.

Walk over to the sprawling El Dorado Regional Park

El Dorado Regional Park feels like a shared backyard for the whole community. “What really makes [the neighborhood] shine is El Dorado Park itself,” says Realtor Russell Quackenbush of Think Boutiq Real Estate, who has worked in the area for over two decades. “It’s got trails, lakes, playgrounds, basically everything. And if you live in the neighborhood, that’s always available.” You can walk across the sidewalk lined bridge over the 605 straight into the park. Some of its highlights include:

  • Miles of paved multiuse trails, plus an archery range, fishing ponds and plenty of sports fields and courts
  • The Long Beach Community Garden, with more than 300 plots for local gardeners
  • The El Dorado Nature Center, featuring educational exhibits and outdoor concerts
  • A regular lineup of events, from car shows to concerts and cultural celebrations
  • El Dorado Frontier Theme Park, with a carousel, train rides and seasonal events

Family friendly atmosphere and community events

El Dorado Park Estates is known for its family friendly vibe. "Almost no one drives through the Estates unless they live there or are visiting a resident," Phillip says. "This creates a safe, quiet environment where children often play in the streets." The active El Dorado Park Estates Neighborhood Association helps keep that feeling going, working to make the neighborhood feel well-kept and well-connected. They plan outdoor movie nights, yard sales and a popular Fourth of July bike parade.

Highly rated schools in two different districts

School zoning in the area is split along Norwalk Boulevard. Homes to the east fall under the ABC Unified School District, while homes to the west are part of the Long Beach Unified School District. Both districts have highly rated schools. On the Long Beach side, families can send their kids to Newcomb K-8 Academy, which Phillip says has "a strong reputation for academic excellence and parental involvement." Both districts also offer school of choice options, so residents can apply to attend schools outside their default zone.

Close to Long Beach Towne Center and local restaurants

El Dorado Park is mostly a quiet, residential area, but you're just south of Long Beach Towne Center, an outdoor mall with big-name stores like Sam's Club, Walmart, Lowe's and Barnes & Noble. Dave & Buster's and Regal Edwards Cinemas add in some entertainment options. Head down Norwalk Boulevard and you'll find plenty of quintessential SoCal dining options, from Mexican restaurants and juice bars to drive-thru smashburger spots. A couple of local favorites include Original Fish Co., a longtime institution known for its clam chowder, and Shenandoah at the Arbor, a Southern comfort food spot with outdoor seating tucked among flowering shrubs and a koi pond.

Easy access to the 605 for commuting to LA

Interstate 605 runs right alongside El Dorado Park, making it easy to hop on the freeway and head up to Los Angeles, less than 25 miles away. Depending on traffic, the drive can take anywhere from 35 minutes to just over an hour. Downtown Long Beach is less than 10 miles away, though traffic heading into the city can stretch what's usually a 20-minute trip closer to 40 minutes.
