An older neighborhood close to highly rated schools
La Marina Estates is a slice of Long Beach suburbia left over from the 20th century. The neighborhood is full of maintained midcentury modern homes and is near highly rated schools, including the local university. In addition, the neighborhood borders the Los Cerritos Channel and is close to major highways and shopping and dining. “It’s really a great, great neighborhood in general,” says local Realtor Eduardo Becerra of Main Street Properties.

Midcentury Modern homes in La Marina Estates
Most homes were built in the 1950s or maintain a midcentury modern style. At the time of La Marina Estate’s development, developers planned lots with slightly more spacious yards than the standard property size in Long Beach. “These were homes built some time ago, so at this point, many of them have had multiple owners,” says Shannon Jones, Realtor and team lead at The Shannon Jones Team Keller Williams Coastal Properties. “Saying that, it’s not a neighborhood with a lot of turnover. People tend to stay long-term.” Five homes have been sold in the last year, starting at $1.1 million and going up to $2 million. It’s one of Long Beach’s pricier neighborhoods. “You probably won’t find anything under $1 million here,” Becerra says. Those prices and the scarcity of available inventory hasn't diminished the fervor for the neighborhood, in fact homes that do come to market sell in less than two weeks.

Kids attend highly rated Long Beach Unified Schools
The neighborhood is served by Long Beach Unified School District, which offers school choice. While parents can apply to other city schools, the neighborhood is served by two highly rated schools, which Jones says are a major draw for buyers. From kindergarten through eighth grade, kids can attend Tincher Preparatory School, which earned an A from Niche. From there, they can attend Woodrow Wilson High School, which also earned an A. The school has a variety of AP classes and extracurricular offerings. The school has produced more Olympic athletes than any other American high school, with an alum heading to every summer Olympiad since 1952.

Events at California State University Long Beach
The neighborhood is bordered by California State University Long Beach. The college is always hosting something. Students and locals can buy tickets to student-performed and produced theatrical performances and sports games. The college has its own farmers market and will periodically host art shows.While the neighborhood is close to a lot of excitement, La Marina Estates itself is fairly laid back. The CAP Index Crime Score rates the neighborhood a 2 out of 10, two points lower than the national average.
Access to nearby highways
“It’s very convenient to everything, from local schools to shopping, and the highway’s right there,” says Jones. Most drive, as the neighborhood is car-dependent. Interstate 405 is a couple blocks north of La Marina Estates, and Highway 22 and the Pacific Coast Highway are a mile south. Anaheim and Torrance are both within a 20-mile drive to the east and west, respectively. Los Angeles is 25 miles north by way of Interstates 405 and 110. Thanks to the university the Long Beach city bus does circulate nearby. Long Beach Airport is also not far, operating 4 miles northwest of La Marina Estates.
Shopping and dining at Marketplace Long Beach and 2nd & PCH
The university means that there are plenty of restaurant options. While fast-casual places are within walking distance, Marketplace Long Beach and 2nd & PCH are 3 miles south. In this large shopping complex, visitors can eat out at casual and more upscale restaurants, from Shake Shack to Nomad Asian Bistro. The sprawling shopping plazas are also home to Whole Foods and Trader Joe’s.

Locals visit Channel View Park
While there are no parks, Channel View Park sits only 2 miles south of La Marina Estates. The park hugs the bank of the Los Cerritos Channel. Visitors come for the playground, which opened in 2020, or to walk their dogs. The neighborhood is also only 5 miles from Long Beach City Beach, where visitors can swim, surf and soak up the sun. The beach includes a portion of the roughly 4-mile Shoreline Pedestrian Bikepath, a paved route for walking, biking, running or skating.
