New neighborhood near Golden Ponds
At the edge of Longmont’s suburban landscape, West Saint Vrain is a new community that’s still being developed and surrounded by open spaces next to an airport. The Golden Ponds Nature Area is located in the northern part of the neighborhood and has both water features and recreation. Homes are being built on streets that branch out from Rogers Road, the main thoroughfare, putting them close to nearby retail on Hover Street. “The last few years, a lot of new people have been coming to the neighborhood – the town is growing around it,” says Broker Associate and Team Leader Regan Sample with eXp Realty.

Open spaces with wildlife and recreation
The Golden Ponds Nature Area sits on the northern half of West Saint Vrain, providing an array of outdoor recreation. There are four ponds with fishing piers along their shorelines. “My family likes to hang out down there by the ponds. A lot of people like to go fishing there or bird watching,” Sample says. Multiple picnic shelters outfitted with barbecue grills dot the area. The Saint Vrain Creek cuts through the open space, and a wooden bridge spans it underneath a man-made waterfall. Several paved and gravel trails wind throughout the area and connect with the Saint Vrain Greenway, which travels 8 miles to Sandstone Ranch. Walkers and bicyclists can enjoy these waterfront views and admire local wildlife such as blue herons, beavers and bald eagles. The entrance to the Golden Ponds area is marked by a statue of former landowner Vernon Golden teaching a little boy how to fish.
In addition to its natural land, the West Saint Vrain neighborhood has access to a city park. Rogers Grove Park functions as an arboretum and an outdoor learning center. There’s a community garden and an orchard filled with apple trees for patrons to explore and learn about growing food. Roger Groves also has an outdoor amphitheater, a pond for fishing and trails for walking or biking.

New single-family housing opportunities
Many of the houses on the market in West Saint Vrain are new builds from 2024 . Contemporary multi-story homes are common, with Craftsman features such as front porch areas and front gables. These properties range from 1,850 to 2,500 square feet and can cost $625,000 to $725,000. There are also single-story houses with similar features for $575,000 to $600,000. Additionally, luxury townhouses are being built in the neighborhood. Most of the townhouses are attached and come with front patios, decks and stone accent walls. These properties are roughly 2,000 square feet and cost $500,000 to $575,000. “A lot of the newer townhouses are in this pocket, close to Golden Ponds,” Sample says.
While they are a rarity on the market, older homes from the 1950s through 1970s are found along Rogers Road. Ranch-style homes and split levels sit on acres of land and can cost between $500,000 and $800,000.

Quality public schools within Saint Vrain Valley
Families living in West Saint Vrain can send their little ones to Blue Mountain Elementary School, which earns an A grade from Niche. Altona Middle School has an A-minus and a cybersecurity program. From there, students can attend Silver Creek High School with its A grade. Silver Creek provides an Advanced Placement (AP) Capstone Program for students who want to earn an AP Diploma.

Shop and eat along Hover Street’s commercial corridor
While most of the neighborhood consists of open space and new land development, shopping and dining opportunities are abundant along Hover Street. There are several nationally known retailers such as Target and Home Depot along its corridor, as well as regional grocer King Soopers. For more retail options, Village At the Peaks is a shopping mall less than 2 miles south of the neighborhood where there are big-box stores like Burlington and Five Below. Whole Foods Market is another grocery store option in the area. When it comes to food, Bowl Izakaya specializes in modern Japanese and Chinese cuisine. There are also regional chains such as Fuzzy’s Taco Shop, with its Baja-inspired Mexican dishes, and Parry’s Pizzeria & Taphouse. Further east, Left Hand Brewing Company has an outdoor patio for patrons to enjoy live music while sipping on microbrews.

Traveling in a car-dependent neighborhood
West Saint Vrain is located on the western edge of Longmont in a semi-rural landscape that requires a vehicle to get around. Ken Bratt Boulevard, also known as Colorado Highway 119, is accessible 2 miles south of the neighborhood and can connect commuters to the rest of Longmont. Those seeking public transportation can find Regional Transportation District (RTD) bus stops along Hover Street. Vance Brand Municipal Airport is directly west of the neighborhood, offering private hangers and skydiving. “Sometimes you can look out your window and see skydivers raining down from Mile-Hi Skydiving,” Sample says. For a commercial flight, residents travel 45 miles to the Denver International Airport.

Community events for Boulder County
The West Saint Vrain neighborhood sits adjacent to the Boulder County Fairgrounds, making it a hotspot for festivals and events. Every Saturday in the summer, the fairgrounds hosts the Boulder County Farmer’s Market. The event has over a hundred local vendors selling everything from produce to pantry products, handmade crafts and ready-to-eat food. Additionally, the Boulder County Fair sets up shop for a week every August. As the oldest fair in Colorado, it attracts visitors from all over Longmont with its carnival rides, live music, livestock competitions and petting zoos.
