Hillside homes just north of Longview and Kelso

Beacon Hill is a single-stoplight suburban neighborhood 4 miles north of Longview. A main draw of the community is its sense of privacy, thanks to the heavy tree cover. And compared to the subdivisions in neighboring Lexington, “The lots, parcels and lay of the land is bigger in Beacon Hill,” says John Erickson, RE/MAX real estate agent with over two decades of real estate experience. Additionally, “Beacon Hill is on a big hill, so there are some views,” Erickson says. The forested hills extending in all directions are a trademark of the area, as is the Cowlitz River, though homes are more likely to have a view of the hills than the river. Kelso lies on the other side of the river, home to the local high school and Target.

Beacon Hill’s midcentury homes and new builds

Beacon Hill is the kind of community in which neighbors host garage sales and alert one another if a coyote is spotted near someone’s chicken coop. Sidewalks line Solomon Road and Shoreview Drive, where Beacon Hill’s New Traditional homes are located. These homes built after 2000 have prominent garages and more square footage than Beacon Hill’s midcentury split-levels and ranch-styles. Single-family home prices range from $315,000 to $685,000. Apartments are also available for rent in Beacon Hill.

New elementary school in Lexington

Currently, the only school in Beacon Hill is a private option, Three Rivers Christian Middle and High School; its elementary school counterpart is in Longview. Just 3 miles north of Beacon Hill, Lexington Elementary School welcomed its inaugural classes in the fall of 2021. This school is not yet rated on Niche. Area students may then proceed to Huntington Middle, rated C-plus, and Kelso High, rated B-minus. The high school’s Good Life Guide program pairs adult mentors with graduating senior mentees; whether the graduating senior is navigating college, a training program or the workforce, they can get support during the transition to post-grad life.

Commuting south down Interstate 5

Westside Highway, also known as Route 411, is the road in and out of the neighborhood. It runs north-to-south along the Cowlitz River, leading to Longview, Kelso and the nearest hospital, PeaceHealth St. John Medical Center. Additionally, local buses stopping along Westside Highway take commuters to the Longview Transit Center. Beacon Hill is not considered walkable or bikeable. However, Interstate 5, the region’s main north-to-south highway, lies right across the Cowlitz River. “Many people commute to Vancouver and Portland because the Beacon Hill area is just a few minutes off the interstate,” says Jessica Baker, Longview broker with Coldwell Banker and fourth-generation Cowlitz County resident. Portland International Airport is 50 miles south down I-5.

Shopping in Longview and Kelso

Beacon Hill has very limited shopping and dining options. However, Tiny Home Tap House is a local spot for craft beer, burgers and cornhole. Its wooden barrel tables and riverside seating give this local establishment a rustic feel. Grocery shoppers can head to Safeway or Target in Kelso, while Triangle Center in Longview contains a selection of chain retailers and fast-food franchises.

Year-round fishing in the Cowlitz River

Beacon Hill’s fishing pond off Shoreview Drive is a convenient place for kids to cast their first fishing line. It is most popular from 6am to 9am. To fish for salmon and steelhead in the Cowlitz River, however, a license from the Washington State Department of Fish and Wildlife is required. The river is abundant with steelhead in the winter and summer, Coho salmon in the fall and Chinook salmon in the spring. For land-based outdoor recreation, Riverside Park in Lexington has tennis courts and baseball fields less than 5 miles north.
