Living next to Longview’s public golf course

Longview is a city of about 37,700 in southeast Washington state, right across the Columbia River from Oregon. As for what draws people to Longview – “The price,” says Eris Rule, Realtor at Next Home Next Chapter with seven years of experience. “It’s more affordable than other areas nearby, and still a reasonable distance from the Portland metro area.” In the western portion of Longview lies the quiet suburban community of Mint Valley. Half the neighborhood is comprised of Mint Valley Golf Course; the other half is made up of single-family homes, condos and apartments.

Indoor and outdoor recreation facilities

Named after the area’s former mint fields, Mint Valley Golf Course is open to the public. The 18-hole, par 71 course and driving range allow for year-round play. The facility also includes a learning center and 6-hole, par 3 course, which is popular with new golfers or those looking for a shorter game time. When rain puts a damper on a golfing day, Mint Valley Racquet & Fitness Complex is an indoor facility that offers pickleball, tennis and racquetball courts to both members and non-members. It has served the area for over 40 years and is conveniently located next to Mint Valley Golf Course. From the northeast corner of Mint Valley, runners and bikers can access the Pacific Way Trail, a paved 1-mile path. Finally, Rotary Park has a playground, a covered picnic area and tennis courts.

Ranch-styles, condos and apartments

The wide streets of Mint Valley are lined with tidy lawns and mature trees. Single-family homes tend to be ranch-styles built between the late ‘60s and late ‘70s. Though houses don’t overlook the fairways, residents can stroll on the sidewalk to and from the golf course. Home prices range from about $362,000 to $440,000. Condos cost between $265,000 and $400,000. Many residents rent apartments here as well.

Schools less than 4 miles away

Students may attend Mint Valley Elementary School, rated C-plus on Niche and located within the neighborhood. Cascade Middle, rated C-plus, and Mark Morris High, rated B, are both just 3.5 miles away from homes in Mint Valley. Car-dependent neighborhood

Drivers take Ocean Beach Highway to get in and out of the neighborhood. PeaceHealth St. John Medical Center is right in Longview, about 4 miles away. Bus routes stop along 38th Avenue and loop around the city, taking passengers to the rest of Longview. For air travel, Portland International Airport is about 50 miles south down Interstate 5. Whether drivers head to Portland for the airport, for work or for entertainment, “It’s about an hour commute to Portland,” Rule says. “A lot of Portland commutes end up being an hour away because of traffic, but there’s less traffic going to and from Longview. So it’s a more enjoyable commute.”

Dining casually and shopping for the essentials

Neighbors can meet up at Moe’s at the Mint Restaurant, which is located at the entrance to the golf course. Otherwise, nearby shopping and dining options are along Ocean Beach Highway. Mary’s Bar and Grill offers sandwiches, seasonal cocktails and outdoor patio seating. Just outside the neighborhood is Walmart Supercenter. Additionally, residents can grab groceries at Fred Meyer, prescriptions at Walgreens and home supplies at Lowe’s Home Improvement.

Communities for faith and fun

Four different Christian churches reside within Mint Valley or border it. Outside of faith communities, citizens of Longview gather at downtown festivals. For example, the free Summer Solstice Arts & Music Festival, featuring local bands and a night market, held its inaugural celebration in June of 2024. And every August, Longview’s signature festival, Squirrel Fest, is dedicated to the much-loved squirrels of the city. Longview is known for its squirrel bridges, which hang from the treetops to allow the furry rodents to cross streets safely.
