Olympic West offers proximity to parks, schools and grocery stores
Olympic West is a Longview neighborhood across the highway from two grocery stores. Homes sit on level lots, though some hills are visible in the distance. “There are certain places you can get a direct view of Mt. St. Helens within Longview,” says Kristin Cheatley, a Realtor at River Ridge Real Estate who was born and raised in Longview. Snow-capped even in the summer, this 8,300-foot peak is about 70 miles east; it is one of southwestern Washington’s biggest claims to fame and is a popular hiking and mountain biking destination in the region. Olympic West, however, has flat topography, as it is part of the Columbia River Valley. In this walkable and bikeable neighborhood, Lake Sacajawea Park and the full public-school pipeline are about a mile east.
20th-century homes line Longview’s gridded streets
Longview was a planned city built in the 1920s to support the workforce of the Long-Bell Lumber Company. Olympic West marks where Longview’s densely gridded street layout ends. Further west, street layouts become less consistent and residential developments are newer. A stream runs through the neighborhood; west of it, there are apartment complexes, and east of the stream, single-family homes sit along streets lined with sidewalks. Most Olympic West homes are single-story. Prices range from about $230,000 to $500,000, depending on size and age. On the lower end, buyers can find bungalows at or under 1,000 square feet built between the 1920s and 1940s with no garages. Ranch-style homes built in the 1960s and 1970s with attached garages are on the higher end.
Students are zoned for B-minus-rated public schools
The Longview School District serves the neighborhood. Rated B-minus overall, the district offers open enrollment and out-of-district transfers. Olympic Elementary borders the neighborhood, and Monticello Middle and R.A. Long High School are just a few blocks over. All are rated B-minus on Niche. Many schools in the district have their own gardens, and the public is invited to tend to the garden and take home produce from the Olympic Elementary School and Monticello Middle School gardens on select days in the summer.
Recreation and community gathering spots near Olympic West
Lake Sacajawea Park is Longview’s largest park, where kids play basketball after school and folks jog and walk dogs around the manmade lake. Events at the park include the annual Fourth of July fireworks and the Trick-or-Treat Walk to celebrate Halloween. Lake Sacajawea Park also caters to the academically inclined: 119 species of trees are labeled throughout the park, and a Solar System Walk features the planets on granite markers along the 3.5-mile loop. Residents can also play on the playground at Kellogg Park and claim a plot at Longview Community Garden.
Shopping and dining along Ocean Beach Highway
Ocean Beach Highway borders the northern edge of Olympic West, and it’s lined with stores and restaurants. Rigo’s Finest Latin Grill serves enchiladas, guacamole and margaritas in a sleek, contemporary setting, while Red Leaf Organic Coffee offers caffeinated and non-caffeinated drinks to-go. “Red Leaf is a local chain, but becoming regional,” Cheatley says. “They’re just expanding left and right.” Groceries from Fred Meyer and Safeway are available directly across the highway as well, along with supplies from Lowe’s Home Improvement.
Washington Way and Ocean Beach Highway frame the neighborhood
Ocean Beach Highway and Washington Way are two of Longview’s main roads. They create the neighborhood’s northern and southern borders and lead to the center of the city and into the neighboring city of Kelso. City buses stop along 32nd Avenue, taking passengers throughout Longview. Residents are about 2 miles from Longview’s hospital, PeaceHealth St. John Medical Center. Portland International Airport is about 50 miles southeast down Interstate 5, which is accessible in Kelso.
