Housing options in Hancock Park

Hancock Park has established a reputation as one of LA’s most prestigious neighborhoods, and it’s not just because of its impressive roster of notable past and present residents. “Homes here have a level of character you don’t really see elsewhere, and they usually have deep setbacks with beautiful trees and lush, mature landscaping,” says Alexander Masket, a broker associate with Compass who was born and raised in Los Angeles. The dominant Architectural styles include Tudor Revivals and Spanish Colonial Revivals.

Small bungalows on the edges of the community typically sell between $1.5 million and just over $2 million, but larger, historic homes may start at around $2.5 million and top out above $15 million. In addition to single-family options, there are a few condos and tenants-in-common opportunities, and units tend to range from the low $400,000s to roughly $1.5 million.

Maintaining Hancock Park’s historic character

“Some neighborhoods gain attention by changing quickly, but Hancock Park is the opposite,” Masket says. “Its value comes from how much of its character and charm has remained intact. When you walk into many of the homes, it feels like you’re in a time capsule from the ‘20s or ‘30s.” One reason the community feels so original is that most of it is within the Hancock Park Historic Preservation Overlay Zone. Living in an HPOZ means you may need approval before making any updates or changes, especially if they’re visible from the street. The HPOZ guidelines cover home renovations, but they can also include:

  • Hardscaping, like fences, walls, pavement and decks
  • Solar panels, especially if they are visible from the street
  • Landscaping changes, such as adding or removing trees

Neighbors can join the Hancock Park Homeowners Association

Hancock Park has an active neighborhood group, the Hancock Park Homeowners Association, which is optional to join. Members volunteer as block captains, hosting meetups, welcoming new residents and serving as a point of contact with the police department and security companies. The association also helps raise money to maintain and replace community trees.

Public and private schools in Hancock Park

The area is part of the highly rated Los Angeles Unified School District, which gives families school choice through magnet programs and an open-enrollment lottery. Third Street Elementary School is located in Hancock Park, and it offers a gifted magnet and a Korean dual-language immersion program. The community is also home to Yeshivat Yavneh, a faith-based private option for preschool through middle school, as well as the highly rated, all-girls Marlborough School.

Scenic neighborhood strolls and walking to nearby attractions

With tree-shaded sidewalks lining the streets, neighborhood strolls are a popular activity. You might see locals out exercising their dogs, while others are heading to places like:

Proximity to downtown LA, Hollywood and Beverly Hills

“In terms of the city of LA, Hancock Park is very, very central,” Masket says. “Some of the people I know who live here have offices on Wilshire [Boulevard], so they can walk to work, but for most of LA, you’ll be driving.” You have access to major roads like La Brea Avenue and Wilshire Boulevard, which connect to larger thoroughfares and freeways. Hollywood is just north of the community, and Century City, Beverly Hills and Downtown LA are all within a 7-mile radius.
