Windsor Square provides a calm, established setting in the heart of Los Angeles. When it was first developed, power lines were installed underground to create a cleaner look and make more space for trees. Today, manicured lawns, privacy hedges and mature shade trees give the area a park-like feel, and a historic preservation overlay zone ensures that century-old homes maintain their original appearance.

It’s also one of the city’s more walkable neighborhoods, with Larchmont Village's restaurants and boutiques just steps away for many residents. What types of homes and prices to expect in Windsor Square

While multifamily housing dominates many Central LA neighborhoods, Windsor Square is largely made up of early-1900s single-family homes, along with a few pockets of apartments and condos. You’ll see a mix of Colonial Revival, Tudor Revival and Spanish Colonial Revival-style houses, often on spacious lots with detached garages and private pools. The Windsor Square Historic Preservation Overlay Zone plays a key role in maintaining the neighborhood’s character by protecting historic houses and their landscaping.

Each year, the community co-hosts a self-guided garden tour with neighboring Hancock Park, which draws architecture and plant lovers from around the city. "The homes are stunning, and the neighborhood is stunning," says Vanessa Quinn, a Realtor with Compass who has been selling real estate in the area since 2017. "They all have different historical styles and beautiful gardens, and they're very well kept." Most houses sell between $1 million and $5 million, but larger estates usually range from $5 million to $12 million. Condos typically run from the high $700,000s to the low $900,000s.

Larchmont Village’s dining and shopping

Daily life often revolves around Larchmont Village, a walkable retail stretch along North Larchmont Boulevard. Here you’ll find a variety of places to shop and dine, including Larchmont Village Wine, Spirits & Cheese, a longstanding locally owned business. "[It] has fresh-made deli sandwiches and a line out the door," Quinn says. "They also have a sommelier." Some other popular spots are:

  • Chevalier’s Books, an independent bookstore that’s been part of the community since 1940
  • Max & Helen’s, a retro-inspired diner known for its waffles and tuna melts
  • The Scent Room, a boutique that carries fragrances from around the world
On Sundays and Wednesdays, you can also stop by the Larchmont Village Farmers Market for fresh produce and prepared foods.

Neighborhood recreation, plus proximity to the Wilshire Country Club

The community’s primary green space is Robert L. Burns Park, a nearly 2-acre spot on North Van Ness Avenue. A fenced playground, shaded picnic tables and paved walking paths make it a go-to spot for morning exercise and playdates. Living here also means you’re just minutes from the private Wilshire Country Club and Los Angeles Tennis Club. "They both attract a Hollywood crowd," Quinn says.

Top-rated public and private schools near Windsor Square

Windsor Square families are served by the Los Angeles Unified School District. Some kids go to Third Street Elementary School, which has an A rating from Niche and offers a gifted magnet and a Korean dual-language program. Nearby private options include Marlborough School, an all-girls’ middle and high school with an A-plus Niche rating.

Commuting to DTLA, Hollywood or Beverly Hills

There are several ways to travel, thanks to bike-friendly streets, nearby Metro D Line stations and multiple bus stops. Still, most residents depend on cars for their daily commutes. Beverly and Wilshire boulevards are the main thoroughfares, and U.S. Route 101 is just a couple of miles away. Downtown LA, Hollywood and Beverly Hills are all within 5 miles, and during rush hour, commutes typically take between 15 and 40 minutes, depending on traffic.
