A walkable haven for creatives
Los Feliz, which means “The Happy Ones,” is a free-spirited community in the foothills of the eastern Santa Monica Mountains. And it’s just that: a community. The busy central village is dotted with independent shops and restaurants, one of the few Los Angeles neighborhoods where locals can experience the best of the city on foot.
“Los Feliz and Silver Lake are similar in that they’re where a lot of creative people live, like actors and musicians, but Los Feliz has a higher price tag,” says Charlie Clark, a local Realtor with Compass and an Eastside Los Angeles resident for more than a decade.
Eclectic homes and streetscapes
Local home styles match the eclectic, diverse vibe. Ramshackle condo buildings abut multi-million-dollar houses. A Spanish Colonial Revival will be squeezed in next to a postmodern bungalow.
Home prices can vary wildly depending on the type of home. Condos start at around $500,000. A medium-sized, single-family home will often go for two or three times that, while larger houses will fetch several million dollars, depending on location and amenities. “The old homes north of Los Feliz Boulevard often sit on an acre of land next to Griffith Park and sell for upwards of $10 million,” says Clark.

Griffith Park, a vast urban wilderness
The grand mountains of Griffith Park tower over the busy village. This vast 4,200-acre urban wilderness is a short walk from any home in the neighborhood. Mountain bikers and horseback riders explore miles of trails through groves of ancient pine trees. The historic Griffith Observatory, home to the Samuel Oschin Planetarium, offers views of the stars above and the city lights below. The park is also home to the Los Angeles Zoo.

Bohemian shops and restaurants
Retro rustic French bistro Loupiotte Kitchen serves Parisian specialties, and families crowd into booths nearby at the classic lunch counter Fred 62. Clarke recommends All Time, a coffee and breakfast spot with a blissful patio. “The owners, Tyler and Ashley, have created a super cool atmosphere and are all about good service,” he says.
Eucalyptus trees shade the patios at Figaro Café and Little Dom’s, where neighbors greet each other over breakfast burritos or blueberry ricotta pancakes. On Hillhurst Avenue, people browse the stacks of Skylight Books and flip through one-of-a-kind pieces in vintage clothing boutiques Squaresville and the Bearded Eagle.
On the other side of the ridge, the outdoor Greek Theater hosts the best bands in the world. Los Feliz is also home to two of the last independent movie theaters in the city, the Vista and the Los Feliz Theater. And for grocery essentials, Whole Foods and Trader Joe’s are less than two miles away.
Gingergrass Restaurant is the place for Vietnamese cuisine in Los Feliz.

A focus on science at John Marshall Senior High School
Franklin Avenue Elementary School and Thomas Starr King Middle School both are rated an A-minus by Niche. The School for Environmental Studies at John Marshall Senior High School receives extra funding from California Partnership Academies for science-oriented field trips like whale watching and visits to wind farms. Niche gave the school an A.

Los Feliz is conveniently located between the 5 and 101 freeways, with the 2 running right through Silver Lake. Like most of Los Angeles, traffic can be heavy, especially during baseball season, when fans take Sunset Boulevard on the way to Dodger Stadium in Chavez Ravine.
