On the border of well-established Ladera Heights, North Inglewood is a neighborhood with convenient highway access and proximity to many Los Angeles amenities. "You're close to all the freeways, you're minutes from downtown and minutes from the beaches," says Ernestine Crews, a broker with Primetyme Real Estate and Financial Services who has over 25 years of experience. "You're also close to SoFi Stadium and Hollywood Park, so you can access all those venues. It's basically a hub central to where everything is happening in LA. There's so much going on in that area that the neighborhood is in high demand."
Real estate investors see promise as the neighborhood's demographic shifts
There is a broad mix of housing in North Inglewood, including single-family homes, condos and townhomes. However, most of the housing is apartments in this renter-heavy neighborhood. Homes were primarily built between the 1930s and 1950s, and architectural styles include bungalows, cottages and classic midcentury ranch-style homes. Many have been remodeled, drawing homebuyers who are representative of a demographic shift. “The baby boomers living there now are beginning to transition into retirement. Gen X and millennials are moving in,” says Crews. “They’re looking for property that’s already been fixed up. They can see the vision of what they want, but they can’t create it. Investors see that demand. They come in, buy up properties and create that vision for them." Homes in the neighborhood are modestly sized — two to four bedrooms and usually under 1,500 square feet. Most streets are quiet, lined with a variety of mature trees and well-maintained sidewalks. Home prices range between $600,000 and $1.4 million. “Homes here hold their value better than neighborhoods like South Inglewood because it has always been considered more exclusive,” says Crews. Condos and townhomes are priced between $450,000 and $800,000.

Ethnic eats on La Brea Avenue have a vibe
Shopping and dining near the neighborhood are centered around the intersection of West Centinela Avenue and La Cienega Boulevard. There is big-box shopping at retailers like Marshalls, Bath & Body Works and Petco. For stocking up on groceries, there’s Ralphs and Amazon Fresh. Restaurants are primarily national and local chains like Starbucks, Chick-fil-A, TGI Fridays and Star Crab. There are ethnic eats along La Brea Avenue, including Hungry Joe’s Jamaican, Fiesta Martin Mexican Grill and Two Hommés, an Afro-centric eatery. "There are actually some cool places on La Brea now. It has kind of a vibe," says Dario Svidler, Partners CRE's executive vice president, who has almost $1 billion in career sales. The closest retail center is about 2 miles away at the Westfield Culver City shopping mall.

Direct access to Interstate 405 and a short distance to LAX
North Inglewood has direct highway access — Interstate 405 makes up a portion of the neighborhood’s western border. There is some multifamily housing along the highway, which is walled off from residential areas for safety and noise mitigation efforts. “This is a pretty walkable neighborhood with public transportation options, though you can’t walk to the metro from here,” Svidler says. There are bus routes operated by LA Metro Transit Authority along major thoroughfares like Centinela and North La Brea avenues. “This is kind of a busy area, and you’re going to get some through traffic from the highway,” Svidler says. For commuters, downtown LA is only 10 miles north via Interstate 110. Los Angeles International is only 6 miles away, great for frequent fliers, but the area is known for flight noise. The closest medical facility is the Centinela Hospital Medical Center, about 2 miles south.
