Vibrant residential neighborhood next to Downtown LA
Just a stone’s throw away from Downtown Los Angeles is the historic neighborhood of Westlake, often referred to as the Westlake District. This primarily residential community also offers a mix of commercial spaces and proximity to several popular LA neighborhoods. “Lots of people are moving here for proximity to Downtown, to Koreatown and to Echo Lake,” says Realtor Kenya Reeves-Costa with Compass, who has over 15 years of real estate experience. “This is one of the last affordable areas in Los Angeles,” she says, adding that the neighborhood’s prime location and lower housing costs make it a desirable area for those entering the housing market. Residential properties have been prominent in Westlake since the late 19th century, but in recent years, the area has also become a popular spot for development opportunities and commercial properties. “One of my favorite things about the neighborhood is that there’s a good marriage of the old and the new here,” Reeves-Costa says.

Modern condominiums and historic homes
A majority of residents in Westlake are renters, but there are a handful of residents who own property in the neighborhood. “It’s mostly condos and multifamily properties – you see lots of duplexes and triplexes in the area. Westlake is peppered with mostly apartment living and a lot of rentals. Purchase-wise, many of my clients have purchased condos,” Reeves-Costa says. “One of the busiest streets for condos is La Fayette.” Condominium complexes along this street include Lafayette Park Towers. There are a number of historic homes in Westlake that often have eye-catching architectural styles, such as Craftsman, Victorian and Spanish Colonial Revival. Residents can find condos for sale in the mid-$300,000s, small single-family homes between $700,000 and $1 million, and larger properties in the southern part of the neighborhood that cost anywhere from $1 million to $3 million.

Iconic restaurants in a diverse culinary scene
From authentic Mexican and Salvadoran eateries to Korean BBQ spots and coffee shops, Westlake offers residents a diverse culinary scene. Founded in 1947, Langer’s Delicatessen Restaurant has become an iconic local deli; one popular menu item, the #19 hot pastrami sandwich, has earned glowing reviews from customers and critics alike. Codd says that the dining scene in Westlake is reminiscent of old Los Angeles but also mixes in modern-day amenities: “You’ll see a cozy mom-and-pop Mexican restaurant, and then you’d walk right around the corner and find a Starbucks,” she says. Residents can shop for food at Grocery Outlet, browse household goods at Target or pick up home improvement supplies from Home Depot. Reeves-Costa also says that neighboring Koreatown is popular destination for nightlife.

Catch a show at the Dynasty Typewriter theater
There’s an array of entertainment options in Westlake, ensuring that there’s never a dull moment. Live music venues, bars and theaters dot the neighborhood, including the Dynasty Typewriter venue, which has hosted comedy specials for celebrities such as Adam Sandler and Eddie Pepitone. The Teragram Ballroom is a popular concert venue that mostly hosts performances by rock and indie bands. The Dodger Stadium and Crypto.com Arena are just a couple miles away in Downtown LA. Residents can also head downtown and shop at the FIGat7th shopping mall, which hosts a “weekly farmers market throughout the year,” according to Codd.

Downtown Magnets High School is a standout secondary institution
K-12 students are served by the Los Angeles Unified School District, which receives a B-plus rating from Niche. Betty Plasencia Elementary & STEAM Magnet is a C-plus-rated primary school that was honored with a California Pivotal Practice Award. Students in grades six through eight can attend the C-rated John H. Liechty Middle. Secondary students might head to the A-plus-rated Downtown Magnets High School, an award-winning academic institution; in 2023, the school was the recipient of a National Blue Ribbon distinction from the U.S. Department of Education. In 2024, the high school was ranked No. 3 on Niche’s “Standout High Schools in Los Angeles Area” list.

Free summer concert series at MacArthur Park
The name of this neighborhood originally came from Westlake Park, which was renamed MacArthur Park in 1942 and has become a well-known LA landmark. “It’s a main identifying park,” Codd says. “It’s kind of what Westlake is known for.” Situated at the heart of the neighborhood, MacArthur Park is a four-acre outdoor area with a small lake where parkgoers can go on paddle boat rides, stroll along walking paths and enjoy free summer concerts at the Levitt Pavilion open-air music venue. The park also has a large playground complex for young kids and a multi-use athletic field.

Catch the train at Westlake/MacArthur Park subway station
Depending on where they live, Westlake residents are between one and two miles from Downtown LA. Although many people in LA drive, the area is still walkable. “Residents can walk to neighboring areas, and there are pedestrian bridges that cross the 110 and connect to Downtown LA,” Reeves-Costa says. Commuters can also easily access the 110 and merge onto other interstates in the area, including the 10 and the 5. “There’s ample public transportation here, it’s pretty easy to catch a bus,” Reeves-Costa says. Bus stops can be found throughout the area and are operated by the Los Angeles Department of Transportation (LADOT) and the LA Metro. At the Westlake/MacArthur Park subway station, residents can grab a train along the Metro B and Metro D lines. Called “Good Sam” by locals, PIH Health Good Samaritan Hospital is also located in Westlake and features a 24-hour emergency room.
