In the foothills of the Santa Cruz Mountains and the heart of Silicon Valley is the booming town of Los Gatos. “It’s a ton of people working in the tech industries, which you get all over Silicon Valley, but the big one in Los Gatos is Netflix,” says Lisa Sgarlato of Compass Realty, who has over 15 years of experience in the area. The streaming platform has called Los Gatos home since 2006 but opened a new headquarters in town in 2022. The second-biggest employer in Los Gatos behind Netflix is El Camino Health, a major trauma center located on the north end of town. Besides Netflix and El Camino Health, many of the city’s 33,000 residents commute to other major tech employers like Google and Apple. The city offers luxury living in quiet neighborhoods, fine dining in a bustling downtown district and strong schools.

Large lots with private pools
Single-family homes in Los Gatos have a median price of $2.9 million, while townhouses are in the $1.7 million ballpark. “There’s some really charming architecture,” says Sgarlato. “You definitely have some huge homes, but there are also some cute cottages and bungalows on the western side of town.” Newer builds are prominent in the East Los Gatos neighborhood, where prices are typically well over $4 million. While the homes tend to be from the mid-20th century or earlier, prices are higher near La Rinconada Country Club. Houses sit on large lots, and backyards usually have private pools or basketball courts.

Dining in Old Town Los Gatos
Downtown, or Old Town Los Gatos, is the city’s epicenter of shopping and dining. “There are great restaurants everywhere you turn in Los Gatos,” says Sgarlato. “It’s one of the main things that separates Los Gatos from other cities in the Valley. There’s way more here, from upscale dining to local shops. It has it all.” Old Town is built around North Santa Cruz Avenue and has wine bars, breweries and upscale steakhouses. Coffee and ice cream shops are next to Italian markets and sushi spots. Art galleries, furniture stores and boutique clothing shops dot the downtown district, which is also home to the Los Gatos Certified Farmers’ Market, open Sundays year-round. Residents come to shop for locally-grown produce and much more. While many businesses in Los Gatos are small and locally owned, the city does have big box grocery outlets like Trader Joe’s and Safeway. Wine lovers will appreciate the proximity to major vineyards such as RobertKarin, Perucci Family Vineyard and Testarossa Winery.

Los Gatos High earns an A-plus
Kids in the area attend the Los Gatos Union School District, which holds an A-minus grade on Niche. The district includes four elementary schools and one middle school, all rated A-minus or above. Teens head to the Los Gatos-Saratoga Joint Union High School District, which Niche rates A-plus and the fourth-best public high school district in California. Most teens in the city will attend Los Gatos High, which has an A-plus grade. “The schools are a main reason people gravitate to Los Gatos,” says Olesia Woodward of Intero Real Estate Services, who has over a decade of experience in the area. “They are constantly in the news for winning awards.”

Hiking in the Santa Cruz Mountains
The town of Los Gatos is home to 15 parks, including the 152-acre Vasona Lake County Park. This massive green space is a popular spot for walking or paddle boating on the water. The town also has three major protected open spaces for hiking and bike riding. Since the city is in the shadow of the Santa Cruz Mountains, it has plenty of spots for trail hiking and camping nearby. Residents head just south of town to Lexington Reservoir County Park for fishing, canoeing and kayaking. “The proximity to nature really makes it a desirable spot,” says Woodward. “Especially in the tech industry, people like to be able to unplug and get outside.” Golfers visit La Rinconada Country Club, home to a full course, practice ranges and pro shop. The club also offers a full restaurant, pool and gym.

Spring into Green
The City of Los Gatos puts on several major events throughout the year. This includes the annual Los Gatos in Lights Winter Celebration, Music in the Park concert series and Spring into Green a festival aimed at promoting sustainability.
Highway 17 to San Jose
Locals can take VTA buses for public transportation around Los Gatos and surrounding communities. Highway 17 runs north and south through the city and provides access to San Jose and the nearest international airport, 10 miles away. Residents can hop on Highway 85 for 51 miles to reach San Francisco.
Crime below national averages
According to the FBI, violent and property crime rates are far below the state and national averages. The Los Gatos Police Department also offers home vacation check-ups, and the department has several reoccurring community events to maintain a strong relationship with the community. Los Gatos sees mild summers and winters; temperatures top out in the low 80s in the peak of the summer and are in the low 60s for much of the winter.

Named for the mountain lions that once frequented these foothills, East Los Gatos straddles the line between small-town convenience and the wilderness of the Santa Cruz Mountains. East Los Gatos (pronounced loss GAT-ohs] is known for its highly rated schools, access to hiking trails and proximity to employers like Netflix.
“I’ve lived here my whole life,” says Jeff Atwood, a broker associate with The Agency who’s sold homes here for 33 years. “The best thing about living in East Los Gatos is the people are friendly, warm and fun.” The overall CAP Index Crime Score is 3 out of 10, compared to the national average of 4; violent crime receives a score of 1 out of 10. East Los Gatos is also home to houses of worship in multiple faiths, including the West Valley Muslim Association, Congregation Shir Hadash and Calvary Church Los Gatos.
“East Los Gatos varies from family-oriented, close-knit neighborhoods that will have street parties and get-togethers,” Atwood says, “to gated, private estate neighborhoods that often hide large custom homes behind mature trees and vegetation.” Home styles vary widely and include 1920s cottages, midcentury ranch-style homes and 21st-century Craftsman homes set close together along pedestrian-friendly, tree-lined streets. Luxury homes can be found along the narrow, winding roads of the hills, and many are in private communities.
In May 2024, the median single-family home price was $3.2 million; prices are up 11% from 2023. A one-bedroom 1920s cottage starts at $1.2 million, while a six-bedroom 21st-century Mediterranean-style home in a gated community can cost $8.1 million, plus homeowners association fees. Condos are also available near Los Gatos Boulevard; a one-bedroom can start at $525,000, while a three-bedroom can cost $2.1 million.
Local kids can start at Blossom Hill Elementary, which earns an A from Niche, then attend the A-rated Raymond J. Fisher Middle. At the A-plus-rated Los Gatos High, students can join over 100 clubs, including the Marine Biology Awareness Club, K-Pop Dance Club and Cookout Club. Private options include the unrated Hillbrook School for pre-kindergarten through Grade 12 and the A-plus-rated Stratford School for kindergarten through Grade 5.
According to Atwood, some residents can start a nature hike right from their homes. The moderately challenging 2-mile Jones Trail passes through the 270-acre St. Joseph’s Hill Open Space Preserve and ends with views of the 338-acre Lexington Reservoir. The 10-mile Los Gatos Creek Trail passes by downtown, connecting the reservoir to western San Jose. Residents also have access to neighborhood parks like the 11-acre Worcester Park, which has 3 trails through preserved forests. At the 152-acre Vasona Lake County Park, residents can toss a frisbee on the vast greenspace or rent a paddleboat in the summer for an afternoon on the water.
Residents can start the day at the locally owned Sara’s Southern Kitchen, serving Southern-style breakfasts like shrimp and grits for 50 years. Along Santa Cruz Avenue, downtown Los Gatos is a walkable strip of local businesses, including Los Gatos Café, which has served massive cinnamon rolls and classic diner breakfasts here since 1987. “The downtown is very vibrant,” Atwood says. “It’s got a reputation for being young and fun. There are lots of people out on Saturday nights, and the people you meet are friendly and talkative.” The Testarossa Winery serves critically acclaimed chardonnay and pinot noir on the grounds of the 19th-century Novitiate Winery, which has a scenic courtyard and regular live music. Residents can shop for fresh produce each Sunday at the Los Gatos Farmers Market downtown; grocery options include Lunardi’s and Whole Foods Market.
State Route 17 borders East Los Gatos to the west and the West Valley Freeway is to the north; Los Gatos Boulevard and Shannon Road are the main roads through the neighborhood. The Valley Transportation Authority (VTA) light rail’s Winchester station is 4 miles north, and the VTA bus makes several stops along Los Gatos Boulevard. Main roads have dedicated bike lanes and sidewalks. The Good Samaritan Hospital is in East Los Gatos’ north, and the San José Mineta International Airport is an 11-mile trip.
The annual Fantasy of Lights has illuminated Vasona Park each holiday season since 1999. This drive-through spectacle has over 50 themed light displays, including an erupting volcano and a pirate ship. “I’ve done it every year with my family for 20 years,” Atwood says. “Every year, they add more to it and change it up.” During summer, the Jazz on the Plazz free concert series draws crowds to the Los Gatos Town Plaza each Wednesday to listen to jazz musicians like Jessica Johnson and the Michael Paulo Quartet.
Most of the neighborhood is in the wildland-urban interface, an area of increased fire risk. Residents here are advised to have an emergency plan in case of a wildfire, and they may experience reduced air quality from nearby fires.
