A Loudoun County community with an HOA and commuter convenience

Covered in walking paths, pools and playgrounds, Loudoun Valley Estates is an active suburb in Northern Virginia. Aside from HOA-maintained recreation spaces, the community’s nearly 11,500 residents have easy access to Washington, D.C., commuter routes. “People can ride their bikes to the Ashburn Metro station, and it only takes like 20 minutes,” says Reema Raju, a Realtor with Long & Foster Real Estate who has sold several homes in the area. Dulles International Airport and several shopping centers, like One Loudoun, are also nearby. “The location is convenient for just about everything you need,” Raju says, "and that’s the biggest reason why people move here."

Houses sit on large lots

Most houses in Loudoun Valley Estates were built between the early 2000s and 2020s. Townhouses, New Traditional homes and Colonial Revivals are all common. Development here is ongoing, with several contemporary-style houses still being built. Raju says that single-family homes often have large lawns. “They can sit on quarter- to half-acre lots, so there’s tons of space for kids to run around in their backyards.” The median price of a townhouse is around $652,000, while the median price of a single-family home is about $1.2 million. Both prices are higher than the national median. Houses here typically sell after 18 days on the market, which is faster than the national average. The HOA must sign off on exterior changes to homes, like paint color and roof updates. According to FBI data, Loudoun County has lower violent and property crime rates than national and state figures.

The HOA maintains a trail, pools and community centers

Monthly HOA fees here vary for detached homes and townhouses, with none above $170. The money funds trash pickup and snow removal. It also helps maintain community spaces, like playgrounds and the 6.5-mile trail stretching behind homes. Courts for basketball, tennis and pickleball are sprinkled around the area. The Torpedoes swim team practices at the two community pools. One of the clubhouses has a fitness room, and the other is an event space available to rent. In the northern part of Loudoun Valley Estates, Lyndora Park is a public green space with a playground, a walking path and a baseball diamond often used by Loudoun South Little League teams. Several golf courses are nearby, including 18 holes at Brambleton Regional Park, less than 4 miles west. Hiking trails, fishing spots and boat launches are available at parks on the Potomac River, with several options about 10 miles north.

Commuters can bike to the Ashburn Metro station

D.C. is about a 33-mile drive east on state Route 267 and Interstate 66. Depending on traffic, the drive can take one to two hours. Loudoun County Transit buses offer rides to neighboring communities and the Ashburn Metro station, less than 3 miles north. The station is part of the Silver Line, with trains reaching downtown D.C. in about an hour. Over 50 bike racks are available at the station, with many locals riding there to catch the Metro. Ashburn is also home to over 100 data centers and several headquarters for major technology companies. Inova Loudoun Hospital is less than 10 miles north. Loudoun Valley Estates is on the western edge of the Dulles International Airport. The community is in Loudoun County’s Airport Impact Overlay District, which means flight paths are overhead, so locals often hear plane noise. However, Raju says this is normal for the area. “If you live within 10 miles of Dulles, you should expect noise. But that doesn’t stop people from buying a house here. Everybody eventually gets used to [the noise.]”

Highly rated Loudoun County Public Schools

The community is zoned for Loudoun County Public Schools, which earns an A rating from Niche. The district serves 81,600 students with a 13-to-1 student-teacher ratio. The Northern Virginia Community College Loudon Campus is 10 miles northeast.

Brambleton Town Center and One Loudoun are nearby for shopping

Auto repair shops and locally owned restaurants sit along Overland Drive on Loudoun Valley Estates’ eastern edge. Brambleton Town Center, less than 3 miles west, has a movie theater, a grocery store and more dining options. Both about 10 miles north, Dulles Town Center is an indoor mall with over 180 stores, while the outdoor One Loudoun has upscale retailers and bars. Several wineries are less than 15 miles west of Loudoun Valley Estates, with Loudoun County sometimes billed as D.C.’s wine country.
