Louisville neighborhood close to parks and major employers
Leisure activities alone can provide enough reason for anyone to consider Louisville’s Buechel neighborhood. Residents can quickly do anything from completing their strength training routines at the Southeast Family YMCA to taking their children roller skating under the disco ball and colorful lights at Robben’s Roost. They’re also close to weekend getaways at Progress park, where they can rent one of several campers and spend their weekends kayaking or canoeing on the site’s 2-acre pond. “It’s a good location. It’s close to the interstate and it is within good proximity to downtown,” says Danielle Baise, a Realtor with White Picket Real Estate, who’s made just under 10 sales in Buechel. “There’s a lot of good parks over there, too.” Baise points to some other advantages like Buechel’s proximity to the GE Appliance Park to the south and Louisville International Airport to the west. Employees of those two major employers won’t need to commute too far if they live in Buechel. The neighborhood is also considered more affordable when compared with at least a few other parts of the city. It has a recent median sale price of just under $228,000, which is lower than Louisville’s roughly $242,000. “It’s more of an affordable area, with great proximity to the city, interstate and medical community,” Baise says. “It has a really good location and affordability. Those are the best things about Buechel. I’ve moved a lot of first-time homebuyers to Buechel.”

Community greenspaces and proximity to Progress Park grounds
While it’s a destination from many outside this part of Louisville, Buechel residents are still close to Progress Park. Those with reservations can do anything from exploring the surrounding woodlands on mulched hiking trails to enjoying a night time campfire with other visitors. The park is well known for glamping, a style of camping and term that is a play on the words glamorous and camping. Park users can reserve one of a number of sites occupied by an Airstream, a shiny metallic and vintage style camper equipped with items like beds, kitchen ware and even televisions with popular streaming apps. Other greenspaces include Buechel and Norfolk Acres parks, where children can burn off some energy at each of the site’s playgrounds. Players can also get some rounds in and use the multiple amenities at the Woodhaven and Wildwood country clubs, which operate 18-hole courses right along the edge of Buechel.

Brick ranch-styles, Craftsman and investor opportunities
Cozy and minimalist single-story houses can be found in at least a few parts of Buechel. For example, a number of traditional brick ranch-style houses and variations like split-levels line can be found along Bradford Drive, which is lined by two lengthy rows of both short and tall mature trees that include maples. These styles of houses are quite common across Buechel and price points for them can run between the lower and upper $200,000s. Homes with Craftsman features are more common in other more suburban pockets like the Fountain Woods subdivision, which has some similar price points. “You have some starter homes that are vinyl with slab foundations. There are some really affordable options that are good starter homes or down sizers,” Baise says. The Realtor says there are also some opportunities for those interested in investing in rental properties. Several apartment complexes of buildings no higher than three stories tall exist nearby, and some of the structures have distinct Tudor and mansard touches. “If you’re an investor, it’s kind of a good place to buy.”

Several diverse dining options exist right along Bardstown Road, which cuts right through Buechel. There’s gyros, Greek sausages, desserts like baklava and a selection of baked goods at the Jasmin Bakery European Bread. The Kathmandu Kitchen and Bar just down the road serves authentic Nepalese cuisine, while those interested in picking up a few sweets for a friend or party can stop by Chocolate & Nut Kingdom. Even farther down Bardstown is the Mashallah African Restaurant, where patrons can enjoy choices like Jollof Rice and fried plantains. Fern Creek’s specialized engineering and filmmaking programs
Public schools that serve the community include Watterson Elementary School, Ramsey Middle School and Fern Creek Traditional High School, which respectively received grades of C, C and B-minus from ratings site Niche. Fern Creek houses several programs under the Academies of Louisville, a career preparedness initiative launched in 2017 for Jefferson County students. Just south of Louisville’s top craft beer celebration
Buechel is a roughly 4-mile drive south of the Bowman Field airport, the site of the Tailspin Ale Fest in March. The event is considered to be the city’s top craft beer festival and has received national acclaim, as well. Many flock to the airport grounds and pass under several large white tents to sample well over 200 beers from more than 50 breweries.
I-264 commuter route to downtown Louisville
