The loop and the interstate also make it easy to access anywhere in the city.” Just beyond the neighborhood, residents have quick access to retail corridors, additional colleges and hospitals, and major employers. West Campus has rows of closely spaced single-family homes, and sidewalks line the streets. Properties often have grassy lawns and mature trees, and those with larger lots may also have backyard pools. Homes were built between the 1960s and the 2000s, many of which are ranch-style houses with front-facing garages and private driveways. Other architectural styles include midcentury modern residences, contemporary builds and rambler homes. Single-family homes in West Campus typically sell between $115,000 and $400,000. Houses that are in the 3,000 square feet range can go from $450,000 to $650,000, while larger, more expansive custom-built mansions with half-acre lots can be priced from $750,000 to $1 million. “Because of its central location, homes in West Campus will always be in demand,” Smith says. On average, homes in West Campus stay on the market for 39 days, compared to the national average of 53 days. The area also has many apartments, popular with college students and university professionals.

Public schools offer school choice and Texas Tech University is nearby

The area is part of the Lubbock Independent School District, which offers both intradistrict and interdistrict transfers through school choice. Students may attend Hardwick Elementary School or Rush Elementary School, both of which get a B-plus grade from Niche. Mackenzie Middle School scores a C, and Coronado High School earns a B. At the heart of West Campus, Frank Higinbotham Park offers a serene setting with fishing spots, shaded picnic areas, a basketball court and walking paths. Preston Smith Park provides a playground and more sports facilities. Maxey Park, located by U.S. Route 62, offers a more comprehensive range of amenities, including a seasonal splash pad, an expansive play area for children, a fishing dock and sports fields often used by Little Leagues. The 18-hole Rawls Course is north of the neighborhood, offering tee times to the public. For soccer fans, the John Walker Soccer Complex at Texas Tech University is just steps away, offering collegiate games.
