Machias is an expansive neighborhood in Snohomish County, located right outside Lake Stevens and comprised of farmland, open spaces and thick forests. The landscape offers a sense of privacy for its properties. “Machias is a very small community with a country feel,” says Managing Broker Amy Wagner with KW North Sound, who has over 20 years of experience. “Most people looking to live in Machias like the convenience factor, with Lake Stevens and downtown Snohomish close by, and that they can still have that farm lifestyle.”
Machias’s wide variety of single-family homes
Homes in Machias are split between those lined together along country roads, and secluded rural properties with acreage that sometimes double as farms with livestock. Ranch-style homes and split-levels built between the 1950s and 1990s are common. These homes span 1,000 to 2,000 square feet and cost $400,000 to $800,000. Multi-story Craftsmen and New Traditional homes built in the 2000s and 2020s are priced $725,000 to $900,000.
Machias also has riverfront houses along the Pilchuck River. Traditional single-story homes built between the 1940s and 1960s sit near the water and range from 1,100 to 2,000 square feet. Prices fall between $700,000 and $1.8 million, depending on property size and condition. A handful of these riverfront homes are newly constructed and built with modern farmhouse features.
“There are some areas where neighbors can get really close, but others where people like to keep to themselves,” Wagner says. The CAP Index crime score for Machias is 1 out of 10, which is lower than the national average of 4.

Recreation along the Pilchuck River and Centennial Trail
Natural recreation is abundant in Machias, with the Pilchuck River flowing nearby. OK Mill Bridge Swimming Hole and Machias Pilchuck Rock Beach are both local watering holes where residents go to cool off on a warm day. Their rocky shorelines are shallow, and plenty of people walk their dogs along it. Additionally, Machias Park is considered a rest stop for Centennial Trail, which winds throughout Snohomish County following an old railroad line. The 30-mile trail allows hiking, biking and even horseback riding along certain segments. Machias Park also has a picnic shelter and a small playground area.
Directly north of the neighborhood is Lake Stevens Community Park. The green space has four athletic fields, three ball fields and a basketball court. Lake Stevens itself is dotted with sandy beaches along its shoreline, offering water recreation. North Cove Park is about 3 miles away and has a swimming area, fishing pier and public docks for boating on the lake. On land, there’s a playground and picnic area.
At the nearby Centennial Trail, Machias residents enjoy biking on the 30-mile-long trail.

Shopping and dining in Machias and Lake Stevens
Commerce is limited in the neighborhood. The Machias Grocery Store is located at Machias Road and OK Mill Road, with a 76 gas station out front. There’s also Doc’s Riverside Taphouse, a local gathering place with craft beer and live music.
The town of Lake Stevens is the closest outlet for shopping and dining. “The downtown area is pretty quaint, with a couple of local shops and restaurants,” Wagner says. Commercial areas along Main Street and 20th Street NE are only a mile away. Biscuits & Bean is a breakfast eatery, and Fuente De Cafe specializes in traditional Mexican cuisine. Lake Stevens Marketplace is a shopping center roughly 5 miles from the neighborhood with two grocery stores: Haggen and Grocery Outlet. The center has local restaurants like Katsu Burger and fast-food options like Jersey Mike’s Subs. Nearby retailers include Ace Hardware and T.J. Maxx.
Machias residents love to order pizza delivery from Sahara Pizza.

Navigating Machias’s country roads
Machias’s expansive landscape and narrow country roads create a car-dependent community, with South Machias Road as the neighborhood’s main thoroughfare. Access to Washington State Route 9 is about 3 miles away, which can take commuters into Seattle. The Seattle Paine Field International Airport is roughly 15 miles away.

Nestled in between Puget Sound and the Cascade Range, Lake Stevens is the largest lake in Snohomish County. The residential areas around the lake are rapidly expanding, especially in South Lake Stevens, as people relocate from Seattle to this natural oasis.
Along the lake shore, houses with private docks and views of the water go for $1 million to $2 million. A bit further from the lake, prices range from $600,000 to $800,000 for contemporary single-family homes with beige clapboard exteriors that sit close together. “The south side has a lot of newer builds,” explains Bryce Greenleaf, a real estate broker with Skyline Properties Ltd who specializes in the area. “In general, the houses are big, more uniform and have smaller lots. You won’t get a huge amount of yard space if you want to be anywhere near the water.” In the newer areas, wide sidewalks are lined with decorative trees and lit by streetlamps at night. But near the rural Machias area, even further from the lake, the sidewalks end, and $700,000 can buy you a property with an acre of land.
Whether you live on the lakeside or not, Lake Stevens is accessible to all residents. At Davies Beach, on the west side of the lake, a long U-shaped dock is a popular spot for fishing, sunbathing and jumping into the water. A small sandy shore is also open for picnics and wading into the lake. And on the east side, Sunset Beach Park was just reopened in 2023, offering all the lakeside fun with a ramp for increased accessibility. Away from the water, the Machias Trailhead has a playground and rentable picnic structure that is a replica of an 1800s railroad depot. The trailhead is part of the Centennial Trail, a paved walking and equestrian trail that stretches throughout Snohomish County. And in July, the whole area lights up with activity during Aquafest, a festival that includes a carnival, water sports competitions and live music, with a variety of event locations around the lake. Other holiday celebrations and farmers markets are held up north at North Cove Park, just a few miles away.
Most kids in the neighborhood attend Lake Stevens School District (LSSD), which is ranked second in Snohomish County by Niche. Some also attend Machias School District, ranked third. For LSSD kids, many attend Glenwood Elementary School before moving on to Centennial Middle School for grades six and seven. Both schools get a B-plus rating from Niche. All LSSD kids attend Cavelero Mid High School, also rated B-plus, for grades eight and nine. Then, it's on to Lake Stevens High School, rated A-minus, which is known for its sports teams and advanced courses with college credit.
For shopping, Tom Thumb Grocery offers daily essentials and quick bites to eat. Heading a few miles north, the Frontier Village Shopping Center has Target, Safeway and locally-owned restaurants like LJ’s Bistro & Bar, a favorite for brunch and happy hour. In the southwest of the neighborhood, a newly constructed Costco also offers a one-stop shop for daily essentials. Many residents also choose to head 8 miles over to the nearby city of Everett for a wider selection of shopping and nightlife.
Since most large businesses are miles away in nearby cities, there aren’t many jobs right in the area. In fact, the extensive school district is the number one employer. “During the pandemic, lots of people were moving out to Lake Stevens to get quieter country living,” Tim Posey, a broker with Task Properties and resident of Lake Stevens, explains. “As a result, the area underwent some rapid residential growth, and now most people either commute into the cities or work from home.” Lake Stevens is car-dependent, and trips to Everett and all the way down to Seattle can be made much longer by traffic. Traffic can make the 50-minute commute to Seattle up to two hours, so some commuters choose to head to Everett Station and then take the bus down to the big city. Everett and Seattle offer airports, shopping malls and larger hospitals, so when residents need to head into the cities, they plan to go at less busy times.
