Rural community outside of Lake Stevens
Machias is an expansive neighborhood in Snohomish County, located right outside Lake Stevens and comprised of farmland, open spaces and thick forests. The landscape offers a sense of privacy for its properties. “Machias is a very small community with a country feel,” says Managing Broker Amy Wagner with KW North Sound, who has over 20 years of experience. “Most people looking to live in Machias like the convenience factor, with Lake Stevens and downtown Snohomish close by, and that they can still have that farm lifestyle.”
Machias’s wide variety of single-family homes
Homes in Machias are split between those lined together along country roads, and secluded rural properties with acreage that sometimes double as farms with livestock. Ranch-style homes and split-levels built between the 1950s and 1990s are common. These homes span 1,000 to 2,000 square feet and cost $400,000 to $800,000. Multi-story Craftsmen and New Traditional homes built in the 2000s and 2020s are priced $725,000 to $900,000.
Machias also has riverfront houses along the Pilchuck River. Traditional single-story homes built between the 1940s and 1960s sit near the water and range from 1,100 to 2,000 square feet. Prices fall between $700,000 and $1.8 million, depending on property size and condition. A handful of these riverfront homes are newly constructed and built with modern farmhouse features.
“There are some areas where neighbors can get really close, but others where people like to keep to themselves,” Wagner says. The CAP Index crime score for Machias is 1 out of 10, which is lower than the national average of 4.

OK Mill Bridge Swimming Hole and Machias Pilchuck Rock Beach are both local watering holes where residents go to cool off on a warm day. Their rocky shorelines are shallow, and plenty of people walk their dogs along it. Additionally, Machias Park is considered a rest stop for Centennial Trail, which winds throughout Snohomish County following an old railroad line. The 30-mile trail allows hiking, biking and even horseback riding along certain segments. Machias Park also has a picnic shelter and a small playground area.
Directly north of the neighborhood is Lake Stevens Community Park. The green space has four athletic fields, three ball fields and a basketball court. Lake Stevens itself is dotted with sandy beaches along its shoreline, offering water recreation. North Cove Park is about 3 miles away and has a swimming area, fishing pier and public docks for boating on the lake. On land, there’s a playground and picnic area.
At the nearby Centennial Trail, Machias residents enjoy biking on the 30-mile-long trail.
