An iconic Madison neighborhood
Home to over 1,300 Wisconsinites, Arbor Hills’s forested streets, longstanding homes and bevy of outdoor amenities make it among the most sought-after communities in the city. “A lot of people desire it because it’s one of those iconic Madison neighborhoods,” says Broker Associate Lauren Jung of RE/MAX Preferred. “But it’s not as expensive as Nakoma, Shorewood or the downtown areas that everybody wants to be in.” Though Arbor Hills is a quiet residential community, it hugs Madison’s southern border, placing residents within minutes of many conveniences. “Some of my favorite spots are just minutes from Arbor Hills, like Vitense Golfland and the Alliant Energy Center, which is our place for concerts and large events. It is also just down the road from West Town Mall,” says Jenna Paez, a real estate specialist with The Huemmer Home Team for RE/MAX Preferred. Perhaps most notably, the University of Wisconsin-Madison Arboretum backs up to the neighborhood, making it possible for residents to hit the trails, take in the scenery, and even get to Lake Wingra on foot or by bike. Neighbors of all ages can get to know one another through various community events, including regular block parties, Halloween parades and holiday lights contests.

Mostly mid-century homes
Arbor Hills is canopied by mature trees, while sidewalks and wide, winding streets invite bikes, dogs, strollers and wagons. Detached homes fill most of the neighborhood’s lush acreage. Ranch-style homes, Cape Cods, split-levels and midcentury moderns are common and generally range from the low $400,000s to the mid-$600,000, with some larger outliers in the mid-$800,000s. “A lot of the homes were built in the ‘70s. They have great bones,” Paez says. “Most properties you’ll see will have multiple offers.” A few streets in Arbor Hills are studded with duplexes, with individual units ranging from around $200,000 to $275,000.

An arboretum and miles of trails right in the backyard
At the core of the neighborhood is Arbor Hills Park, which occupies eight acres at the neighborhood’s center; it’s a shady expanse with a basketball court, walking paths and a playground, and it’s the site for many community events. Gentle slopes offer great sledding in the winter. Residents can also pick up paths to the 1,200-acre University of Wisconsin-Madison Arboretum, located in the backyard of many homes. The trails offer year-round recreation, from biking in the spring and summer, enjoying the foliage in the fall, and skiing or snowshoeing in the winter. The paths wind as far as Lake Wingra, popular for kayaking; on the opposite side of the lake is the Henry Vilas Zoo, which is free for everyone and features animals from around the world. Bikers can also pick up the Capital City State Trail from the neighborhood, which traverses wetlands, woods, creeks and prairies for more than 20 miles.

Local Madison Metropolitan School District schools
Students in Arbor Hills attend schools in the Madison Metropolitan School District, Many start out at Leopold Elementary School, which is graded C-plus by Niche, before progressing to Cherokee Heights Middle School, graded B. Finally, they join a nearly 100-year learning legacy at West High School, graded A. West High School is currently undergoing a series of renovations, including a new athletics addition with a gym and competition pool.

Shopping and dining near Arbor Hills
Shops, restaurants and other conveniences surround the eastern section of Arbor Hills. Just north of the neighborhood is Bonfyre American Grille. This moody, contemporary-style restaurant serves filling American classics from wood-fired steaks to rotisserie chicken. The Thirsty Goat, about five minutes away, is a go-to for sports fans, with regular happy hour specials and karaoke on Saturday nights. Many Arbor Hills residents can quickly run errands with a Pick ’n Save grocery store and Walgreens about five minutes away. For a day of retail therapy, West Towne Mall is about ten minutes away and is anchored by stores like JCPenney, Boston Store and Dick’s Sporting Goods. Paez recommends the Dane County Farmer’s Market, which is an easy 15-minute trip downtown from Arbor Hills. “It’s one of the biggest draws in Madison itself,” she says of the twice-weekly event, which is the largest producer-only farmers market in the entire country.

Getting around the Arbor Hills area
Residents can hop on the city bus at multiple stops throughout the neighborhood. Route 18, more commonly referred to as “the Beltline,” runs along the north side of the neighborhood. “It’s really great to have that right there because you can get anywhere in Madison in minutes,” Paez says. Downtown Madison is within 5 miles of the neighborhood, and the Dane County Regional Airport is about 15 miles away.
