Older homes are experiencing revitalization

Arbor Hills was developed from the late 1950s to the 1960s, but its housing stock has expanded in supply and housing styles since then. “There’s a lot of ‘70s and ‘80s contemporary homes in there, which were very intriguing during the day, but very dated right now,” says Devery Cash, a Realtor with Keller Williams. “We see a lot of revival stuff going on right now—people really buying, updating and upgrading.” Ranch-style and split-level homes mix with the occasional Colonial Revival, Tudor and Contemporary-style property, many with renovated interiors. “The homes in Arbor Hells tended to be larger than Greentree, so it’s more of an undertaking for a lot of people,” Cash says. Condos and townhouses on Arbor Hills’ eastern edge sell from the low to high $200,000s, while single-family homes sell from the high $400,000s to the high $700,000s. The neighborhood’s median sale price of $537,000 is much higher than neighboring Dunn's Marsh's $330,000 and the town of Fitchburg's $476,000, though it’s lower than nearby Nakoma's $883,000.

Fish Hatchery Road and Route 18 offer plenty of diverse eateries

The neighborhood’s location along both U.S. Route 18 and Fish Hatchery Road puts popular restaurants and shopping outlets minutes from home. Off Route 18:

  • Bonfyre American Grille is a local favorite for steak, ribs and other barbecue classics.
  • Mexli Mexican Breakfast offers Mexican-style omelets, chips and salsa bowls and other brunch staples.
  • Licari’s Bar & Grill hosts neighborhood association meetings over burgers, drinks and fish fries.
Fish Hatchery Road has its own share of unique dishes, from the Thai-Indian fusion food at Curry in the Box to the brisket and ribs at The Thirsty Goat. The local Pick ‘n Save grocery store and a handful of Latin American markets sit along the same road.

The Arboretum and other wildlife preserves immersion in nature

Arbor Hills is centered around a park of the same name, which features a hill that’s been popular for sledding and its Fitchburg skyline views since before the first houses popped up. The park also includes a playground and open spaces for field sports. The southern stretch of the UW—Madison Arboretum takes up much of the community’s western half, offering miles of hiking and cycling trails through preserved natural habitats full of wildlife. Arbor Hills is also across Fish Hatchery Road from the Nevin Springs Fish and Wildlife Area, which offers its own nature trails in addition to a dog park and marshland fishing ponds. Cyclists can veer off the 4-mile-long Cannonball Path to practice their BMX tricks at Aldo Leopold Park’s pump track.

Students can choose from local MMSD and private options

Students are zoned to attend the highly rated Madison Metropolitan School District, including Leopold Elementary School, located within the neighborhood. The state’s school choice policy means that students can also apply to public schools outside their attendance zone and to charter and voucher-backed schools. Nearby private options include the Greenway Crossing Montessori School and the EAGLE School, an independent K-8 school with a special focus on “gifted and talented” learners.

Cyclists, drivers and bus riders are well-connected to downtown

U.S. Route 18 connects Arbor Hills to the rest of Madison. Downtown is a 5-mile drive away, and commuters can hop on Metro Transit’s B-line buses at Fish Hatchery Road for a half-hour journey. Cyclists can take the Cannonball Path and Southwest Commuter Path on their way to the city center. The nearest medical center, SSM Health St. Mary’s Hospital, is 4 miles up Fish Hatchery Road.

Neighbors meet through social events and charity fundraisers

The Arbor Hills Neighborhood Association brings neighbors together through annual events like Fourth of July parades, Halloween parties holiday decorations contests and food truck nights at Arbor Hills Park. The association also puts on events to raise funds for the local Arbor Good Neighbor House charity, including holiday concerts.
