Greentree puts vintage homes near parks and plenty of shopping
Greentree mixes a quiet suburban atmosphere with parkland and easy access to retail hubs on Madison's West Side. Homes built in the mid-1900s are still in demand due to their lush landscaping and varied styles. Plenty of parks, sporting venues and neighborhood events mean there are always things to do within a few blocks. Plus, large shopping centers clustered along U.S. Route 14 offer restaurants and groceries.

Diverse home styles and mature landscaping with big yards
The neighborhood was mostly developed from the 1950s to ’70s, and almost all of its homes are original construction. “As Madison was spreading west, it was one of the popular areas that got built up, and it's full of larger yards than what we see in the current neighborhoods,” says Devery Cash, a Realtor with Keller Williams. “It’s really a mature-landscaped area with big, huge trees and larger lots, so families love the area.” Ranch-style, split-level and bungalow properties mix with contemporary builds from the late 1970s and the occasional new build. “The parade of homes was in that area for several years, so there’s a lot of character,” Cash says. Homes below 2,250 square feet have sold from the high $200,000s to low $500,000s, while larger houses go from the mid-$400,000s to mid-$700,000s. Greentree’s median sale price of $500,000 is higher than neighboring Meadowood and the citywide median, but about on par with nearby Orchard Ridge. It’s also less pricey than developments closer to downtown Madison like Midvale Heights.

Major shopping centers sit across U.S. Route 14
Gammon Road and Whitney Way put restaurants and shops a few blocks from Greentree. North of U.S. Route 14, West Towne Mall has dozens of big-box retailers and chain restaurants. Market Square and other Westside shopping centers feature eateries serving Vietnamese, Indian, Mexican, Turkish and other international cuisines. On Whitney Way, the Copper Top Restaurant specializes in homestyle American breakfast. A few minutes up the road, University Park Commons includes a Hy-Vee grocery store, A-Mart Asian Grocery and Vintage Brewing Co., which serves local beers and pub classics. West of Greentree, Gammon Road connects shoppers to Woodman’s Food Market and nearby grocers like J&P Fresh Market and Walmart.

Elver Park and Vitense Golfland offer activities for every season
The neighborhood is dotted with pocket parks and right next to bigger green spaces. Norman Clayton Park and Sherwood Forest Park each put playgrounds around the corner from residential areas. Cycling paths cut through Greentree-Chapel Hills Park before reaching Elver Park. “It’s the bigger of the parks,” Cash says. “It does have a playground and, basically, that’s where people go sledding for the wintertime.” Visitors can play tennis, disc golf and softball or, depending on the weather, go ice skating at the park rink or frozen-over pond. “Elver does have some entertainment throughout the year. One of their big events is Opera in the Park,” Cash says. North of the neighborhood, the Madison Ice Arena offers an indoor venue for ice hockey and skating, and the West Madison Little League plays at the baseball diamonds next to the arena. Vitense Golfland is one of the neighborhood’s most popular features, drawing large crowds to its heated driving range and its indoor and outdoor mini-golf courses.

Students can attend local public schools or nearby private options
Students are zoned to attend the highly rated Madison Metropolitan School District, including Greentree’s own Milele Chikasa Anana Elementary School. The state’s school choice policy means students can attend public schools outside their attendance zone as well as charter and voucher-backed schools. The Our Redeemer Evangelical Lutheran School, Lighthouse Christian School and the Madinah Academy of Wisconsin are nearby private options.

Downtown is easily accessible by bike, bus or car
Greentree’s location along U.S. Route 14 connects it both to nearby shopping hubs and to Downtown Madison. “If you have to commute somewhere, you have extremely easy access to get there,” Cash says. Downtown travelers can drive 6 miles up Odana Road and Monroe Street, hop on Metro Transit’s D-line bus or bike up the Southwest Commuter Path to get downtown. West Towne Mall is less than 2 miles north, while Middleton’s many shopping centers are around 5 miles away. Health care is 2 miles away at UW Health’s Science Drive Medical Center.
