A quiet, established community near Lake Monona

Located along Lake Monona’s eastern banks, Lake Edge is a quiet residential community within walking distance of restaurants, recreation and some of the most popular outdoor amenities in Wisconsin’s capital city. Perhaps one of the most appealing things about Lake Edge is that its proximity to the lake doesn’t necessarily correlate to an uptick in home prices, because most homes are inland and on the smaller side — the average square footage is around 1,450 square feet — homebuyers actually enjoy prices below the median for Dane County, attracting everyone from first-time buyers to empty nesters.

Walkable recreation, indoors and out

Wisconsin’s capital city is an outdoor-lover’s dream, with public parks, lakeside amenities and green spaces. Tucked away in the neighborhood is Lake Edge Park, situated on five tranquil acres. The park is home to a medium-sized pavilion with picnic tables, a large field for sports, an all-ages play area and public bathrooms. The Monona Golf Course, operated by the city of Madison, is public and within walking distance. The executive course is a favorite in town, known to be well-kept with a challenging layout. And of course, there are several public parks along the edge of Lake Monona easily accessible to Lake Edge residents, the nearest being Olbrich Park. Residents can come to this 90-acre space to rent a boat, visit the Olbrich Botanical Gardens, have a snack at the Biergarten or watch downtown Madison twinkle across the lake at sunset. On cold or rainy days, the Nerdhaven Arcade, Pinney Library and neighborhood YMCA are within walking distance from many homes.

Where to shop and dine around Lake Edge

Lake Edge’s character is largely residential, but business districts form the northern and eastern borders; it’s along the northern edge where residents can find Chief’s Tavern, a classic neighborhood dive bar decorated with wood paneling and Christmas lights. Known for its live music, guests rave about the selection of craft beers on tap and the happy hour prices. Dairyland Family Restaurant near the Route 51 interchange is a local diner featuring classic American fare. It’s the quintessential greasy spoon, serving up large portions of homestyle favorites such as French toast and biscuits and gravy. To stock up on groceries and essentials, Woodman’s Food Market is only about a mile north of the neighborhood. And near the edge of the lake, just south of Olbrich Park, a community organization of business owners called The East Side Club maintains a space — tiki bar and all — for people to get together, listen to live music, have fish frys on Fridays and generally get to know other members of the community.

What to expect when house-hunting in Lake Edge

The real estate market in Lake Edge is competitive. “There isn’t a lot that becomes available,” says Realtor Michael Schuster of The Madison Home Team for RE/MAX Preferred Real Estate. “I’ve held open houses in that neighborhood and often people grow up in that neighborhood, go away for school and careers, and then they want to come back.” The neighborhood is primarily single-family, with a handful of apartment complexes and condominiums overlooking the water. The streets lack sidewalks in most of Lake Edge, but most houses have a driveway, and some come with a garage. Many yards, on lots of about a quarter-acre, are adorned with brightly colored flowers. Most of the homes were built between the 1930s and 1980s, so there are a lot of ramblers, cottages and Cape Cods that line the streets below a shaded canopy of mature tree growth. “It kind of lends itself to smaller houses, so it’s a little more affordable for first-time homebuyers to get themselves into a home,” says Schuster. Homes typically range in price from $200,000 to the mid-$400,000s. Waterfront condos have recently sold for between $750,000 to $1.25 million.

Schools that serve the neighborhood

Children in Lake Edge attend schools in the Madison Metropolitan School District like Southside Elementary School, which opened in 2023. Students then usually attend Sennett Middle School, which is graded C-plus by Niche; the school has a dual language immersion program where classes are taught in Spanish and English. Next door to the middle school is La Follette High School, a B-rated school that is wrapping up substantial renovations, including a new Performing Arts Center, gym addition, commons area and café.

Getting around the greater area

According to Schuster, “It’s convenient to just about everywhere, truthfully. You can get to downtown in 10 minutes and to the interstates in 10 to 12 minutes, so it’s pretty centrally located.” The neighborhood’s eastern border is Route 51, an artery that provides easy access to the entire metro area. Local buses make stops throughout the neighborhood. When it’s time to get out of town, the Dane County Regional Airport is approximately 6 miles away.
