Developed in the 1950s and ’60s, Meadowood is still full of original construction. “It’s kind of an older growth neighborhood, which is really kind of nice — larger lots,” says Matt Silvern, a Realtor with Restaino & Associates Realtors. “A lot of ranch homes are available in the area. Some good starter homes.” While ranch-style homes are most common, a handful of split-level and multifamily houses add to the mix. Properties smaller than 2,000 square feet have sold from the high $200,000s to the high $400,000s, while larger houses go from the low $400,000s to the low $600,000s. “There are nice-sized lots with mature trees and landscaping and good parks. It's really a solid neighborhood,” Silvern says. Meadowood’s median sale price of $398,000 is below neighboring Fitchburg and Orchard Ridge but higher than Dunn's Marsh.

Residents shop and dine locally and along Route 18
Meadowood Center on Raymond Road houses a handful of local businesses, including Los Atlantes Mexican Restaurant & Bakery, and U.S. Route 18 serves as the main retail drag. “It’s kind of in the middle of a lot of great areas and is very reachable to a lot of bigger businesses in the area, which is nice,” Silvern says. “There are big-box stores as well as lots of boutique stores, some restaurants, cafes, several different gyms and facilities as well as stuff like Home Depot.” Grocery stores like Aldi, Hy-Vee and Target are 2 miles down the highway in Fitchburg.

Local parks have spaces for gardening, sledding and sporting
Meadowood is full of pocket parks and close to larger green spaces:

The neighborhood is also blocks away from the 230-acre Elver Park, which has disc golf, softball diamonds, soccer fields and an ice skating rink. “There’s a big sledding hill for the winter, which is really fun,” Silvern says. “It’s also kind of connected to some woods, so there are good hiking trails and cross-country trails as well.”

Students live close to highly rated public and private schools
Students are zoned to attend the highly rated Madison Metropolitan School District, including Orchard Ridge Elementary School and Akira Toki Middle School in nearby Orchard Ridge. The state’s school choice policy allows students to apply to public schools outside their attendance zone or to charter and voucher-backed schools. Nearby private options include the Our Redeemer Lutheran School and the highly rated St. Maria Goretti Catholic School.

Commuters have plenty of ways to travel throughout Madison
Quick access to U.S. Route 18 makes it easy to travel around Madison. “You’re really close to a tremendous amount of activity. You’re only about 10 to 20 minutes to everything in the greater Madison area,” Silvern says. “You can also be out at Epic or other places within the same amount of time. It’s really quite well located.” Downtown Madison is an 8-mile drive, and commuters can also hop on Metro Transit’s E-line bus on Raymond Road for a 45-minute trip to Capitol Square. Cyclists can take the Southwest Commuter Path to the city center. Health care is close by at UW Health’s Science Drive Medical Center, 2 miles up Whitney Way.
