People considering a move to Northeast Madison, Wisconsin may want to look at ongoing surrounding development to gauge whether or not the area is the place for them. “This is a rural community right between Sun Prairie and downtown Madison,” says Spencer Schumacher, broker/owner of Spencer Real Estate Group. “It’s part of the fastest-growing community in the state. You’re down the street from Costco and Menards and the massive development that’s going on in the area.”
With a newer hospital a few minutes north, University of Wisconsin and Clinics and downtown Madison less than a 15-minute drive away, Northeast Madison is gaining attention from potential residents looking for a rural setting, but not too isolated from everyday amenities. “It’s close to many things people are interested in,” Schumacher says.

The housing styles vary from area to area, with rows of houses built in the 60s, 70s and 2000s, says Schumaker. As a result, homes tend to be traditional two-story Colonials with peaked roofs and ranches spread out on ample land. The average price of the homes in Northeast Madison is about $400,000 with prices ranging from $200,000 to $800,000. Many of the streets have sidewalks, making it easy to walk or bike around the neighborhood. Residents of Northeast Madison typically get an ample amount of land when they buy a house. Many of the lots in the neighborhood are at least a quarter of an acre. “There are parts of the community with mature trees, wooded areas and farmland. And you can see some farm homes and you’ll also see newer subdivisions,” says Schumacher. But it’s not just housing availability or the community’s proximity to work, downtown, stores and restaurants that people are attracted to. Families with children are finding that the schools that serve the area also are top-notch.

Families in Northeast Madison have access to some of the finest schools in the area. Horizon Elementary School, Cardinal Heights Upper Middle School and De Forest Middle School offer students a nurturing environment. Their commitment to quality education makes them a beacon for families seeking a top-notch education. All three schools are highly rated by Niche, receiving a B grade. The neighborhood's high school is La Follette High School, which is one of the largest and most diverse high schools in Madison.

Northeast Madison offers an array of parks and green spaces. Token Creek County Park stands out with its vast open areas, wildlife and lake. Perfect for hiking, picnicking and birdwatching. Local parks offer playgrounds and trails, perfect for family outings and relaxation. Nature enthusiasts will find Northeast Madison a paradise. While the community hosts charity drives and other fundraisers, seasonal events held by neighboring Sun Prairie and Madison provide most of the community’s entertainment. But, Schumaker says residents don’t have to travel too far for groceries and other shopping needs.

When it comes to shopping, Northeast Madison doesn't disappoint. There are several strip malls and boutiques that cater to those seeking groceries and to those seeking the latest fashion trends. East Towne Mall is a large indoor shopping center built in 1971. It is a “twin” mall of West Towne Mall. A bus stops right in front of the mall, so accessibility from town is no problem. The food court also offers plenty of dining options, with staples like Taco Bell, Subway and Portillos. Fashion and technology are not far behind either, where you can get nice fabrics and the latest gadgets too, from Aeropostale, Game Stop, Shoe Carnival and more. There’s also a Cabela’s, Target and Flix Brewhouse cinema.

“Depending on what it is you’re looking for, Northeast Madison has that slow, small-town feel, but it’s right on the cusp of some major developments,” Schumacher says.
