Northwest Wichita is where you can experience countryside quietness and big-city convenience. The area is filled with quintessential Kansas farmland while only being 15 miles from the city’s core. It’s also mere minutes from Maize, a small city known for its top-tier school district and bustling atmosphere. “It’s just far enough outside the city where you can have a big house with a large chunk of land,” says Bernardo Flores, owner-broker of Fiesta Realty. “But it’s not so secluded that you have to drive super far for places to shop or eat. Proximity to Maize makes that kind of stuff even closer.”

Massive custom-built estates with lots as large as 10 acres dot the gravel roads of Northwest Wichita. Some of these properties are sprawling ranch styles, and others are recently built New Traditional homes or modern farmhouses. “This is where people are buying empty lots of land and building their own homes, and the styles vary because of that,” says Flores. The area also has a few paved streets with a more suburban feel. For instance, subdivisions like Emerald Springs have side-by-side neo-eclectic homes with four bedrooms and three-car garages. To live in Northwest Wichita, expect to pay between $400,000 and $1 million, a range higher than the city’s average $200,000 selling price.

One of the biggest draws for Northwest Wichita is its location in the Maize Unified School District because every school has an A grade on Niche. First, students can attend Maize Elementary, where they benefit from Scholastic Reading Counts, a program that tracks reading progress with quizzes about a book's plot and vocabulary. Next, they go to Maize Middle, which offers sports like cheerleading, tennis and cross country. Lastly, at Maize High School, students can prepare for their futures thanks to the College and Career Counseling Center and the two annual college fairs. St. Marks Catholic Elementary School is also in the area, and it boasts an A-minus grade from Niche.

Northwest Wichita is only 2 miles from 5-acre Maize City Park, which has a rope playground, a splash park and an outdoor amphitheater. However, there are a few recreational hubs even closer. Take lessons at the Mystic Lakes Ski Club, a world-class facility with two bodies of water specifically for the sport. Dirt bike riders will especially love Bar2Bar, a motocross track for public use and national races. Join the Northwest YMCA to use the fitness center, conquer the indoor rock climbing wall and take exercise classes like yoga or youth gymnastics. The indoor pool has lap lanes, and the outdoor facility is lined with lounge chairs and several winding water slides.

Proximity to Maize also means a plethora of shopping and eating options are within arm’s reach. Grab groceries at Sam’s Club or home improvement essentials at Menard’s. Pop into Moxi Junction for a cup of joe and breakfast snacks like egg bites with bacon, cheddar cheese and hashbrowns. The locally owned eatery is also known for employing adults and teens with special needs. Barn’rds is another local favorite, offering a variety of sandwiches crafted with fresh produce and scratch-made bread. Northwest Wichita is also less than 6 miles from NewMarket Square, the city’s largest outdoor shopping center. Buy everyday essentials at Target, get new makeup from Ulta or browse athletic gear at Academy Sports.

Whether you’re looking for the peace of rural living or proximity to metropolitan amenities, Northwest Wichita offers aspects of both.
