Malaga, a community outside of Fresno

Malaga is a small suburban community just south of Fresno. “A lot of people like coming here because it has a small-town feel, but it’s close to the urban amenities,” says Realtor Oscar Mata, who sells homes in the area with Real Broker. “People look out for one another in Malaga.” The suburb was built along California State Route 99. There are multiple truck dealerships and repair centers along the highway. “A lot of people work in trucking or are farmworkers,” Mata says. “The agriculture includes a lot of grapes, raisins and different types of nuts.” About 930 people lived in Malaga as of 2021, according to the U.S. Census Bureau.

A suburban housing grid

Homebuyers can purchase a two-bedroom mobile home for $60,000. Two-bedroom bungalows built between the 1950s and 1970s sell for between $185,000 and $260,000. Asessors value three-bedroom early 2000s stucco-exterior homes at between $280,000 and $415,000. “Since this is a very small suburb outside of Fresno, not too many homes go up for sale, but when something does go up for sale, you can expect it to go pretty quickly,” Mata says. “Only three homes sold in 2023. One sold in less than a week. One sold in less than a day. The last one stayed on the market for a while because it needed rehab.” Homebuyers sensitive to noise should be aware that trains run past the neighborhood.

Nearby public schools

Many children begin their educations at Malaga Elementary, which has a C-plus Niche rating and a 17-to-1 student-teacher ratio. John Sutter Middle School has a 22-to-1 student-teacher ratio and a B-minus Niche rating. Many teens move on to Fowler High School, which has a 21-to-1 student-teacher ratio and a 95% graduation rate. The school has a B-plus Niche rating. The Alice M. Worsley School is on the southern border of Malaga. The school provides education to youth who are in the custody of the Fresno County Juvenile Justice Camp.

Local community spaces

Residents cool off at the Malaga Community Park & Recreation Center pool. The center is also used to distribute food commodities each month to those in need. The center has an athletic field, a basketball court and a playground. Locals drive 3 miles northwest to Calwa Recreation & Park District to take their children to playsets and attend outdoor concerts.

Local businesses along the highway

Most of Malaga's restaurants are located along the highway. Many residents start their mornings at McCoy’s Coffee Shop. Locals enjoy Indian dishes like roti tandoori and palak paneer at Punjabi Dhaba. La Elegante Taco Truck is popular for its authentic Mexican food. People drive 3 ½ miles north to eat at In-N-Out Burger or Denny’s. They drive 3 miles northeast to purchase home goods, beverages and snacks at Amigos Food Market. Folks can buy groceries at Vallarta Supermarkets, about 7 miles to the north. Residents can convene at the Cherry Avenue Auction twice a week to buy goods from local vendors. “The Cherry Auction is one of the biggest swap meets in the Fresno County area; it’s a big deal for the locals,” Mata says.

Entertainment and activities

Residents drive 5 ½ miles northwest to reach Azteca Theater, a 1948 Art Deco theater where comedians and musicians perform. They drive 9 ½ miles to watch new films at Regal Manchester – Fresno. Locals enjoy rides and play miniature golf at Blackbeard’s Family Entertainment Center, which is also in Fresno.

Getting around the area

Folks take California State Route 99 about 6 miles northwest to reach Downtown Fresno. People travel 7 miles northwest to reach the Community Regional Medical Center. They take South Peach Avenue 7 miles north to Fresno Yosemite International Airport. Malaga's streets are lined with sidewalks, but most residents drive in their daily lives. “The area is mainly dependent on cars,” Mata says.
