Housing and recreation options just south of downtown Manchester
Bordered to the north by downtown Manchester, the Kalivas-Union community is home to entertainment venues, food spots and locally owned businesses. A large part of the community is made up of multi-unit and single-family housing, with restaurants and parks of varying sizes just a short drive or walk away. With so much to be found on all sides of the community, residents are often immersed in the energy of downtown. “The neighborhood is quickly growing,” says Richard Valentin Gutierrez, a Realtor with RE/MAX Synergy who has served the community for over five years. "It, like a lot of areas, has been cleaned up, and a lot of money is going into them from the city.”
Gill Stadium mainly hosts amateur baseball and football and has a capacity of 3,012 people.

MTA bus service allows easy access throughout Manchester.
Elm Street and increased pedestrian traffic
Route 3, also known as Elm Street, runs along the western end of the Kalivas-Union neighborhood, making trips to downtown Manchester convenient. Residents also have Interstate 93 less than 3 miles to the east of the neighborhood making trips to nearby destinations like Methuen a streamlined journey. The community also has much less traffic compared to the downtown area, and the streets are also lined with paved sidewalks, which have seen more pedestrians in recent years. “There has been a bit of growth for pedestrians and foot traffic, but the area is still mainly car friendly,” Valentin Gutierrez says. “But it's easy to get from one side of the city to another; it only takes about 15 minutes.” The Manchester-Boston Regional Airport is a little more than 4 miles to the south, and Catholic Medical Center is less than 2 miles to the west across the Merrimack River.
Manchester steak and cocktails
While the Kalivas-Union community has a number of small local eateries, many residents head downtown for the variety of dining options that have spurred the area's rebirth. The Foundry is one of the more well-known Manchester restaurants that offers river views from a historic mill yard. While the burgers and brunch options are popular among many residents, it is most well-known for its craft cocktails that some compare to a work of art. Additional restaurants in the downtown area include the Hanover Street Chophouse, where leather chairs and soft lighting welcome patrons. “It has wonderful steak alongside great service and atmosphere.” Valentin Gutierrez says. “It's my favorite spot to eat, and I think it has the best steak in all of Manchester, if not all of New Hampshire.” The area's closest grocery store is the Price Rite Marketplace.
Early 1900s two- and three-story Manchester homes
The Kalivas-Union community is mainly comprised of two- and three-story multi-unit homes, but there are also Colonial Revival and worker's cottage-style houses here. Most residences were built in the early 1900s and are situated on single lots and have on-street parking. Some properties feature private driveways. The residential streets are cozy and offer sidewalks for walking and taking care of errands. The community has also been gaining popularity, with investors buying multi-unit properties in this growing part of the city. Prices vary widely in the community, and single units and condos often cost between $200,000 and $350,000, and single-family homes run from $350,000 to $800,000. Investment properties can range from $500,000 to $1.6 million.

Two named parks and sports arenas
Residents have access to two centrally located downtown parks for a variety of outdoor recreation. Sheridan-Emmett Park is the larger of the two and offers playsets, basketball courts and almost 2 square blocks of green space surrounded by a paved walking trail. Sheehan-Basquil Park has three baseball diamonds, a public pool and an additional playset. Gill Stadium is a historic sporting venue that ranks among the oldest concrete-and-steel ballparks in the United States. It is home to Central High School's varsity baseball, football, soccer and field hockey teams and has a seating capacity of more than 3,000. Sky Zone Trampoline Park is a nearby option for indoor fun.

Beech Street Elementary and Southside Middle School earn an overall Niche grade of C-minus. Manchester Memorial High serves over 1,200 students and receives a Niche score of B. Students can also choose private institutions, like Trinity High School, which earns an overall Niche score of A-minus. This private school is rated the #1 best Catholic high school in the Manchester area by Niche.
Beech Street Elementary School is located in the neighborhood of Kalivas Union.

Event spaces and Taco Tours
The Kalivas-Union community is just a short walk from major event venues like the Southern New Hampshire University Arena, a versatile indoor facility that can accommodate nearly 10,000 people. The arena is a hub for sports and entertainment, hosting events such as Disney on Ice, the Harlem Globetrotters, WWE Road to WrestleMania, Cirque du Soleil and the Trans-Siberian Orchestra. Residents can head downtown to experience festivities like the annual Taco Tour each May, one of the world's largest single-day food festivals. During the event, residents can walk around the city and sample custom tacos made by 90+ restaurants, and each taco costs only $3. “With every year, it keeps getting bigger and bigger with more news coverage and more people talking about it,” says Valentin Gutierrez.
