A small town hugging the Hudson River

Situated between the flowing waters of the Hudson River and the rolling hills of the Marlborough Mountains, the quiet town of Marlborough offers sweeping valley views, abundant outdoor recreation and fertile farmland. "There are lots of beautiful views," says Thomas Lawrenson, a real estate salesperson with Howard Hanna Rand Realty, who has over 25 years of experience in the industry. Surrounded by the breathtaking landscapes of the Hudson Valley, Marlborough has grown in popularity since the 2020 pandemic, attracting New York City dwellers looking for more space, fresh air and comparatively affordable homes. "There are still a lot of people around here that commute to the city," says Jose Santos, Realtor with K Fortuna Lighthouse Realty Inc., who has nearly a decade of experience. "U.S. Route 9W leads straight into Manhattan, and Kingston is just 25 miles away." The area may best be known for its many apple orchards, vineyards and breweries that invite day trippers from around the region. However, it's the idyllic setting and small-town lifestyle that attract prospective homebuyers.

A haven for hikers, anglers and boaters

In the heart of Milton, one of the two hamlets in town, Cluett-Schantz Memorial Park is the community’s main green space and gathering place for summer concert series and the Meet Me In Marlboro Farmers Market. Trails wind around a large pond, attracting joggers and dog walkers. Other amenities include sports courts, a large, colorful playground and a covered pavilion with picnic tables for birthday parties or special events. Milton Landing Park offers scenic views of the Hudson River one mile east. A revitalized fishing pier welcomes anglers looking to catch largemouth or striped bass, while afternoon crowds head to the nearby dog park. The bordering railroad track also makes it a popular spot for families with young children to watch the passing trains and boats.

More trails await at Hemlock Ridge Multiple Use Area, where hiking paths weave through dense forests. Franny Reese State Park is another popular spot that boasts riverside views for mountain bikers and hikers. Closer to home, the Marlboro Nature Trail winds along Lattintown Creek, passing by woodlands and open meadows.

Boating enthusiasts can dock their vessels about 3 miles south at the Marlboro Yacht Club, a members-only marina. Apart from a boat ramp, amenities include an outdoor swimming pool, patio and clubhouse that hosts regular events. Members also enjoy discounted gasoline, winter storage and travel lifts for launch and removal. Chadwick Lake Park, about 9 miles west in neighboring Newburgh, is another popular green space that offers paddle boat rentals. Fishing is allowed for permit-holders, while additional amenities include a playground, sports courts, a wildflower garden and a 4-mile walking trail that loops around the lake.

Events at Cluett Schantz Memorial Park

Seasonal activities range from wine tastings and tours at Benmarl Winery to apple picking at one of the many family-owned farms around Marlborough. The arrival of spring brings with it a jam-packed event calendar, whether that's the Easter Egg Dash at Hudson Valley Sportsdome for little ones or the community yard sale and flea market. One of Marlborough's newest events is the annual Open Studio Tour, where residents can peruse local artists' home studios and galleries.

Throughout the summer, Cluett Schantz Memorial Park fills up with crowds looking to enjoy live music during the Concerts in the Park series. Held every Friday in July, attendees can enjoy a range of live music, food vendors and firework displays during the first and last performances of the month. Music lovers can also head about 8 miles north to neighboring Highland for their Twilight Music in the Parks series at Ulster's Welcome Center by the Walkway. "The Walkway Over The Hudson is the longest pedestrian bridge in the world," says Alex Stier, an experienced associate broker with Keller Williams Realty, Hudson Valley North. "On a clear day, you can see New York's skyline from miles away." The center also hosts occasional movie screenings, Fourth of July fireworks displays and more.

Modest homes and new Craftsman-style builds

Acres of farmland and the occasional home comprise most of Marlborough's landscape, while densely populated residential streets are clustered in the hamlet of Marlboro. Quiet roads feature modest bi-level, split-level and ranch-style homes. 20th-century narrow colonial-style farmhouses and Craftsman-style bungalows showcase colorful vinyl facades, with prices ranging from the upper $200,000s to the $500,000s, depending on square footage and interior updates. Outside Marlboro, winding country roads give way to roomy Colonial Revivals and 21st-century modern Craftsman-style designs priced from the $500,000s to the upper $800,000s depending on acreage. Spacious New Traditionals and modern log cabins on secluded lots can sell for much more, ranging from $1.3 million to $1.7 million. Homebuyers can also build their dream home, with plots of land selling from $90,000 for 1 acre to just under $1 million for nearly 20 acres. The occasional manufactured home is also available, ranging from around $70,000 to the upper $100,000s.

Small class sizes at Marlboro Central High

The Marlboro Central School District serves the community. In addition to a B-plus rating on Niche, the district also earns the No. 4 best district title in Ulster County on Niche. Kindergarteners through fifth graders may attend Marlboro Elementary School, which scores a B on Niche. Sixth through eighth graders may attend the B-plus-rated Marlboro Middle, and ninth through twelfth graders may attend the B-plus-rated Marlboro Central High School. With a student-to-teacher ratio of 12-to-1, high schoolers benefit from individualized attention and the opportunity to build solid and tight-knit connections with teachers and peers.

Eateries and shops along Route 9W

Casual pizza joints and trendy seafood restaurants line U.S. Route 9W. At Brix Gastropub, patrons can enjoy the day's fresh catch, seafood mac, seared tuna salad or a lobster slider served on a buttered brioche bun. Other items include classic burgers, pasta dishes and a filet mignon stir-fry. Across the street, The Falcon's rustic, intimate interior rings out with weekly live jazz performances. The Falcon may be known for its live music with no cover charge for entry, but its American fare attracts crowds of foodies. Interior walls are plastered with local art for sale, while its outdoor patio offers views of the cascading Marlboro Falls below. Many residents also opt to spend their weekends at one of the area’s wineries, like Benmarl Winery.

Retailers range from convenience stores and delis to crystal and metaphysical stores like Luna Enchanted, for the spiritually inclined. Residents can peruse aisles of imported reds, whites and roses at The Wine Store, while Hannaford is the closest grocer, about 7 miles north in Highland. Additional grocers and retailers like Aldi are about 9 miles south in Newburgh. Poughkeepsie's restaurants, shops and grocery stores are also just 10 miles away.

10-mile drive to Poughkeepsie

While residents in small hamlets like Marlboro may be able to walk and bike to church or school, the town is primarily a car-dependent community. Public transit is limited; however, Manhattan is a 2.5-hour train ride from the nearby Poughkeepsie Train Station, about 10 miles away. U.S. Route 9 West is the main road, and the nearby Interstate 87 leads about 90 miles north to Albany International Airport. New York Stewart International Airport is only 15 miles away but has a limited flight schedule. Residents are also nearly equidistant from Newburgh's St. Luke's Hospital, 10 miles away, and Poughkeepsie's MidHudson Regional Hospital, 11 miles away.
