Marvin blends small-town roots with big-city proximity
Bordering the South Carolina state line, the affluent community of Marvin sits about 20 miles south of Charlotte. The highly rated Union County Schools and luxurious, spacious homes appeal to buyers searching for an upscale Charlotte suburb. Marvin is one of the wealthiest suburbs of Charlotte with a median income that’s one of the highest in the state. The Village of Marvin was incorporated in 1994, so the community is relatively new. “It’s a nice community,” says Michael Bulvin, a Realtor at Redwood Realty Group and longtime resident of southwestern North Carolina. “Marvin used to be a little quaint area, but Charlotte has overcome that whole area; you may call it Marvin, but it really is a sub-community of Charlotte.” For locals willing to put up with a bit of traffic heading into the city, homes are within reach of all that Charlotte has to offer.
Marvin’s luxury homes on spacious lots
This largely residential community is made up of cul-de-sacs. Streets pass by creeks and fields, giving the area a rural feel south of the Charlotte metro area. Lots feature mature oaks and manicured lawns and typically exceed one acre. Buyers can find brick New Traditional homes and high-end custom builds.
The Courtyards of Marvin is a 55-plus community with home prices between about $550,000 and $740,000. Otherwise, single-family homes in Marvin range from $700,000 to about $6.7 million, depending on size and amenities. The median single-family home price is about $1.3 million.
On the high end, Firethorne Country Club is a prestigious neighborhood with an 18-hole golf course, a driving range and ten tennis courts. BroadMoor has upscale new construction. Marvin Creek is a tight-knit community with just 100 homes and multiple resort-style pools.
Top-rated schools in Union County
The academically rigorous Union County Public Schools serve the area. The district is ranked the third best in North Carolina and rated A overall, according to Niche. Students in Marvin are zoned for three A-rated elementary schools. For example, Marvin Elementary serves the northern part of the community and is the best public elementary school in Union County, according to Niche. Marvin Ridge Middle is rated A. Marvin Ridge High, rated A-plus, offers an International Baccalaureate program.
Family-friendly Marvin Efird Park and other spots for recreation
Marvin Efird Park is a large recreational area with a lake, a community garden, a playground and shaded walking paths. Locals can also use the nine-hole disc golf course. Marvin Efird Park hosts family-friendly events throughout the year, like Trick or Treat in the Park, a festive, scare-free Halloween celebration with costume contest. The park also hosts an annual tree lighting in December and National Night Out in August, a laid-back evening when residents and first responders can mingle over ice cream and play games. For athletic facilities, Elon Park is a short drive away: it has baseball fields, a fishing pond and soccer fields with artificial turf.
Beyond parks, Marvin is also home to a growing trail system, including the paved Marvin Loop and the Preserve Internal Trail, the longest unpaved path through Marvin. More walking paths are in the works. There are also some equestrian facilities and horse farms in the area, like the longstanding Marvin Farms. Of the several golf courses in the area, the closest is the recently renovated Country Club of the Carolinas, which is part of Firethorne neighborhood. Members can access tennis, swimming and fitness facilities in addition to the 18-hole golf course, which crosses into South Carolina.
Local cafés, markets and grocery stores line State Route 16
Shopping and dining options can be found along State Route 16, like Java’s Brewing Bakery and Café, a breakfast and lunch spot known for its homemade muffins. Union Market is a well-stocked open-air market with locally grown seasonal offerings, from peaches to pumpkins, in addition to meat and dairy products. Grocery options include Publix and Harris Teeter. Cureton Town Center has a CVS and chain restaurants like Starbucks, Papa John’s and Mingfu Sushi & Chinese.
Charlotte traffic can be heavy, but neighborhood streets stay quiet
State Route 16 runs through Marvin, connecting drivers to Interstate 485, which loops Charlotte. The roads leading to and from Marvin and downtown Charlotte can get congested. “There is traffic down in Marvin, and it can be extremely hard to get from Point A to Point B,” Bulvin says. However, the residential cul-de-sacs are generally quiet with minimal traffic. Marvin is about 25 miles from Charlotte Douglas International Airport and about 15 miles from Novant Health Matthews Medical Center.
