Knoxville suburb with mountain views and hometown spirit
Maryville, Tennessee is sometimes called the Gateway to the Smokies, located between Knoxville and Great Smoky Mountains National Park. Outdoor activities and highly rated schools are drawing attention to the Blount County seat. Like nearby Knoxville, Maryville is seeing growth, as the population rose 1.6% between 2020 and 2023, reaching 32,400 people, according to U.S. Census data. At the same time, the gun manufacturer Smith and Wesson moved its corporate headquarters here, while Amazon set up a new distribution facility in nearby Rockford, adding over 1,000 jobs in the area.
City leaders are emphasizing community development, with two key projects being the re-vamping of the downtown area and expanding the greenway system. Amidst the growth, Maryville maintains a strong hometown feel, living up to its motto, "People are the key." “People turn up for football games on the weekends, so you get a strong sense of community," says Michael Grider, Realtor with LeConte Realty and Maryville resident of over 45 years.

Mature neighborhoods with Colonial Revivals
Housing is in high demand and low supply here. "Everybody wants to live here, so we don't have nearly enough houses," Grider says. Affordability can be another challenge here. Maryville's median price for a single-family home is $395,000, compared to the national median of $440,000. That number rose 4% between 2023 and 2024. "Home values went up 30 percent two years ago, so that’s absolutely unheard of," Grider says. "But real estate is a good investment here."
Heritage Hills and Wimbledon are sought-after subdivisions with stately Colonial Revival homes on large lots. College Hill Historic District has the city's most extensive collection of historic architecture, including Italianate, Queen Anne and Romanesque homes from the 1880s through 1940s.

Friday night football at Maryville High
Highly rated schools are a big draw for incoming Maryville families. Niche gives Maryville City Schools an A and ranks it as the state's best district. Niche also ranks it as the Tennessee district with the best teachers and the second-best school district for athletes. Over 5,600 students fill three elementary schools, two intermediate schools, one junior high school, one senior high school and one virtual school. In 2024, Maryville Junior High School and Montgomery Ridge Intermediate School received Tennessee Valley Authority grants for STEM-related classroom materials and programming.
Maryville High School's football team is a point of pride, with 17 state championships since 1970, including as recently as 2019. For Maryville, Friday night football games are about more than just the score, and Maryville shuts down to watch the Rebels play, says Derek Hunt, Head Football Coach at Maryville High School. “Many Maryville High School graduates choose to come back after college to settle down and send their own children to the highly regarded schools," Hunt says. "You could have a player on the field with their parents and grandparents watching as alumni."
Students may attend Maryville College, a liberal arts college founded in 1819 and one of the 50 oldest colleges in the country. Home to over 1,100 students, it offers 70 majors and pre-professional tracks in various subjects such as accounting, computer science and Appalachian studies, along with a master’s program for teaching secondary STEM.

Rec programs and outdoor play at Everett Park
The Maryville-Alcoa-Blount County Parks and Recreation Commission provides a wide range of programming for all ages across 26 facilities, including parks, golf courses, recreation centers and athletic complexes. “The city planners have done a great job incorporating Maryville's love for nature into the town,” Grider says. At 20 acres, Everett Park is one of the system's largest green spaces, with sports fields and courts. It’s also home to Everett Senior Center, with programs for older residents. Sandy Springs Park also has indoor and outdoor play areas, with basketball courts, tennis courts and softball fields.
Great Smoky Mountains National Park, America's most visited national park, is 20 miles southeast. A plan is underway to connect Knoxville with the park via a greenway. The existing Maryville-Alcoa Greenway, which connects the two cities with 18 miles of well-maintained trails, will be part of it, winding through woods and along streams.

Shopping in downtown Maryville and Knoxville
Maryville is anchored by a historic downtown, home to comic stores, bookstores and boutiques. Live music can be heard in Irish pubs, blues clubs, breweries and bars. In early 2024, Maryville unveiled its downtown improvement plan to add more housing, public spaces and beautification such as art and landscaping. On the city's west side, Foothills Mall is an indoor shopping center with a movie theater, department stores and small businesses. Grocery stores and big box stores such as Publix, Target, Home Depot and Walmart are scattered throughout Maryville and neighboring Alcoa.
Seventeen miles north, Knoxville draws Maryville residents with its own local flavor. Knoxville's Market Square has a cluster of 90 restaurants within one square mile, featuring Italian, Japanese, Syrian, and Southern-inspired cuisine. Downtown Knoxville is home to thriving streets of trendy fashion boutiques, gift stores and other small businesses.

Clayton and Broadway Centers foster arts appreciation
Downtown Maryville is the city's cultural heart. The Clayton Center for the Arts and the Broadway Center for the Arts are vital in the local arts scene. They serve as stages for youth theatrical performances and offer educational opportunities such as theater camps. The Clayton Center has a full lineup of shows throughout the year, including Appalachian Ballet performances, gallery exhibits and instrumental performances.
Maryville celebrates the seasons with different festivals. The Maryville Greenbelt Amphitheatre once hosted national touring acts like Lynyrd Skynyrd and Tim McGraw at the Foothills Fall Festival, a 15-year community tradition. Although the tradition ended in 2014, today, the amphitheater hosts symphony performances, choral concerts and outdoor movies. The current Fall Festival, each October, features a craft fair, live music and activities for kids. Residents dive into local goods at farmers' markets in the winter and summer.

Route 129 goes to Knoxville
Public transportation is limited in Maryville. The East Tennessee Human Resource Agency provides paratransit services throughout Blount County, including Maryville, but rides must be scheduled ahead. U.S. Route 129 leads directly from Maryville to Knoxville, although traffic makes for a slower ride during peak rush hours. McGhee Tyson Airport is 5 miles north, with nonstop flights to over 30 destinations across the U.S. Blount Memorial Hospital is located in the heart of town for medical services, providing convenient emergency care.
Low crime in Maryville
Maryville's crime rates have been consistently low over the past four years. According to FBI data, property and violent crime was significantly below state and national averages between 2020 and 2024. The Maryville Police Department's community-oriented policing unit focuses on educational outreach programs such as self-defense courses.

Alcoa is a small city situated south of Knoxville, with the Great Smoky Mountains to the southwest. The area is a former industrial town where neighbors worked alongside one another at the local aluminum smelting plant and is now home to roughly 11,000 residents. While the original homes built for plant workers still stand today, there has been a significant uptick in housing developments alongside a bustling commercial area to the south. For both education and recreation, locals head to the center of the neighborhood, where the four Alcoa schools lie right next to the expansive Springbrook Park, which is often full of locals looking to relax or exercise. Even with so much all around the area, Alcoa works to provide small-town living among big cities and national landmarks.
The houses in Alcoa reflect the origin and growth of the neighborhood, with many homes built around the 1950s and the newer homes popping up in the early 2000s. Houses can range in price from $190,000 for a two- to three-bedroom ranch-style home to $690,000 for a modern traditional brick home. Homes are typically on medium-sized lots, and many ranch-style homes are set closer to the street, allowing for sizable backyards shaded by local Hackberry and Maple trees.
Students in Alcoa can attend Alcoa Elementary for prekindergarten through second grade before entering Alcoa Intermediate School for third through fifth grade. Students then move on to Alcoa Middle until eighth grade. The elementary, intermediate and middle schools all receive an A rating on Niche. Students can go on to graduate from the A-minus rated Alcoa High, home to the Alcoa Tornadoes football team, a 21-time state football champion that has won eight consecutive titles since 2015. In 2020, a documentary crew filmed "4th and Forever: Alcoa," an Amazon Prime series about the team's success.
Springbrook Park is the jewel in the neighborhood's center. It is commonly split between the upper and lower fields, with the upper field for open spaces and relaxation and the lower field for more excitement and fun. The park is conveniently located right next to the high school and Alcoa Duck Pond. It offers various amenities, such as a pool with a waterslide, a famous community center, multiple playsets, a lighted softball field and tennis courts. There are also over 1.4 miles of walking trails for locals to exercise on. “It is like the Central Park in New York City for Alcoa; the city is built around it,” says Joe Huff, the Maryville-Alcoa-Blunt County Parks and Recreation executive director for almost 24 years.
Alcoa provides abundant shopping options for residents, ranging from large stores like the Walmart Supercenter and Lowes by the Hamilton Crossing Centre, to local eateries at New Midland Plaza. These restaurants can take many forms, from Bullpen, the city's first sports bar, to Hot Rod's 50's Diner with its glowing neon signs and pinball machines. This family-owned retro diner offers over 80 burger varieties, including steak, chicken and vegan patties.
Alcoa is covered in miles of greenways, offering locals a relaxing way to get from one end of the city to the other without having to get in the car. For driving, there is Alcoa Highway, also known as U.S. Route 129, which is a main arterial roadway on the National Highway system and a primary connector between Alcoa and Maryville to Knoxville. This highway corridor provides access to McGhee Tyson Airport, at the western end of the neighborhood, and the Great Smoky Mountains National Park. For medical care, Blount Memorial Hospital is about 2 miles from Alcoa and specializes in multiple kinds of surgery, from plastic and reconstructive to colorectal or orthopedic.
According to Huff, “Some of the key events for the city are Songs by the Brook, a local concert series, a kids' fishing derby and a kids' triathlon by the pond.” Songs by the Brook is a free event every other Thursday from August 17 to September 14 that focuses on folk and blues music from local musicians. The Duck Pond Fishing Derby for Kids and the “Gotta Tri” Kids Triathlon are significant events for getting active, with the derby offering prizes for the largest fish and the most fish caught for each age group. The triathlon offers a chance for locals to run, bike and get wet, with each participant getting a medal. “From summer to fall, the park is fully booked with events,” Huff says.
The Alcoa neighborhood is dominated by the Arconic aluminum plant in the middle and the McGhee Tyson Airport to the west. This can result in a great deal of noise or an eye sore for residents closer to these facilities.
