The neighborhood is part of North Strabane Township and sits between Canonsburg and Washington. “It’s close to highways and shopping centers,” says Terra Bradley, Realtor with Berkshire Hathaway. “And the taxes are lower than Allegheny County.” Strabane is all about convenience and accessibility. Residents are no more than 4 miles from schools, and many locals work 7 miles away in Washington. “There’s a good bit of work in the business park in Southpointe,” says Brittany Herrington-Tubbs, Realtor with Berkshire Hathaway. “And there’s good jobs in Washington.” Canonsburg Borough and Washington host multiple events throughout the year, and shopping and dining locations line nearby Jefferson Avenue and Interstate 79. Across from Strabane is Canonsburg Hospital, which has an emergency room and a heliport pad.

Union Grill in Downtown Washington serves hearty Italian dishes in a rustic atmosphere. “One of the major staples of the area is Sarris Candies,” says Bradley. “It’s a local candy shop, and people travel really far to get candy there. It’s a cool chocolate factory experience, and there's a huge, giant chocolate castle.” Sarris Candies is known for its chocolates, but it also has its own ice cream shop. Meadows Casino has a popular food court that houses Bistecca, an award-winning steakhouse and wine bar. Meadows also offers bowling and hosts concerts. Retailers, groceries and other necessities are available along I-79 and Jefferson Avenue.

The Main Street Farmers Market, also in Washington, runs every Thursday from May to October and hosts local vendors and bands. “There’s a huge Fourth of July parade in Canonsburg. People put chairs out weeks in advance for the parade,” says Bradley. The Greater Canonsburg 4th of July Celebration features floats and dance performances, concluding at the Canonsburg Town Park with a fireworks display.

While Chartiers Creek is near the Strabane area, there is no risk of flooding “unless you’re right beside the creek,” says Herrington-Tubbs. It is a similar case with I-79, which passes close by the neighborhood. Strabane is a raised area and residents would have to live beside the interstate to hear it.
