Rural city south of Jackson with roots in the railroad industry

Founded in the 1870s, the southern Mississippi city of McComb has deep roots in the railroad industry. “The railroad was a significant employer for many years, shaping McComb into a tight-knit community, rich in history and resilient spirit," says Carol Easley, a Realtor with Hometown Realty. Though the stores and factories built to supplement the railroads have since shuttered, passenger trains still run through McComb, and today the area supports several large employers. "Local businesses like Wayne-Sanderson Farms, a major poultry producer, Summit Plastics, Dixie Packaging and Southwest Distributors are key contributors to the regional economy," Easley says. The Southwest Mississippi Regional Medical Center is another large employer.

The city’s 12,000 residents enjoy an array of outdoor recreation and home prices that are well below the national median. Interstate 55 puts Jackson and Baton Rouge within easy reach.

Home prices “remain competitive”

The median home price in McComb is about $140,000, significantly lower than the national median. “The housing market in McComb and Southwest Mississippi has been steady, with homes remaining affordable compared to many other areas,” Easley says. “Over the past few years, the market has seen some growth, but prices remain competitive, offering first-time homebuyers and retirees a great opportunity to find a home that fits their budget.” With the population remaining steady over several decades, new developments are rare, and most homes are brick ranchers dating from the 1950s to the ’90s. “They are not building a lot of new homes here,” says Rick McAlister, a Realtor with R&C Realty Group. “People are renovating their homes.” Pricier houses can be found on or around Lakeshore Drive.

Hunting at Homochitto National Forest

McComb and Pike County have a wide range of outdoor spaces, from local parks to national forests. “Edgewood Park is a local favorite,” Easley says, while Percy Quin State Park “is the perfect place for families and nature lovers.” Percy Quin spreads across 1,000 acres with the centerpiece being Lake Tangipahoa for boating, fishing and other watersports. The park also encompasses the Quail Hollow Golf Course, a public 18-hole course. About 30 miles west of McComb is the Homochitto National Forest; “it has some of the best hunting in the county,” McAlister says.

Education within the McComb School District

The McComb School District, which earns a C grade from Niche, serves over 2,000 students across eight schools. “While education has faced challenges over the years, the heart of our school system remains strong,” Easley says. Private options include the Parklane Academy, which serves pre-kindergarten through 12th grade and earns a B from Niche.

Shopping at Uptown McComb and live music at the Palace Theater

McComb was a music hub in the 1920s and ’30s, and today, the Mississippi Blues Trail runs through town, with markers honoring that legacy. The Bo Diddley Pavilion, named in honor of the rock n’ roll legend who was born nearby, is part of downtown’s historic railroad depot. On Main Street, the Palace Theater, dating from 1939, today hosts musical acts and events like a Cinco de Mayo Celebration and a New Year’s Eve event. Nearby, The Dinner Bell has been serving up southern favorites from fried chicken to BBQ ribs for over 80 years.

Uptown McComb is an indoor mall that includes brand-name and local stores and is surrounded by major retailers like Walmart and Aldi. Chain restaurants and more shopping can be found along Delaware Avenue and Veterans Boulevard.

The city's annual Azalea Festival

The annual Azalea Festival, organized by the McComb Garden Club, takes place in March in Edgewood Park and is one of the most beloved traditions in McComb, according to Easley. Along with colorful flowers, the festival includes a lighted trail, family-friendly activities plus a formal ball. “It’s a time to showcase local talent, appreciate nature’s beauty, and, most importantly, support one another,” Easley says.

In late July, the 4th Friday Family Night in Downtown McComb features musical performances, a mechanical bull and food. Each holiday season, the McComb Christmas Parade is a popular spectacle for residents. Community-related events also take place at the many churches of various denominations in McComb.

I-55 leads to Jackson

Interstate 55 runs through McComb and connects to Jackson, about 80 miles north, and Baton Rouge, around 90 miles south. Hattiesburg is 80 miles east. The Jackson-Medgar Wiley Evers International Airport is about 90 miles away.

McComb crime and weather

According to Mississippi Crime Statistics, violent crime in Pike County was down 25 percent in 2024, while property crime was up 14 percent. McComb’s position near the coast makes it prone to hurricanes and it is also at risk of tornados. The city experiences high heat in the summer and mild winters.
