McQueeney has a median single-family sale price in the lower $400,000s, higher than San Antonio, Seguin and New Braunfels. Inland homes usually sell between the lower $100,000s and the lower $400,000s. Waterfront houses sell for a premium, costing from the mid $600,000s to $1.2 million. Properties located in or close to a floodplain may need flood insurance.
McQueeney's housing options
McQueeney homes are along the Guadalupe River, Lake Placid or farther inland. The area offers manufactured, ranch-style and New Traditional houses. Many properties are inside residential developments. Treasure Island is surrounded by water, with custom houses and private docks. When McQueeny Lake is full, the neighborhood is accessible only by boat or by driving on Admiral Benbow Lane. The Woodlake subdivision provides a community boat ramp for homeowners. Lake McQueeney Estates, another popular development, has manufactured homes. Most McQueeney residents are homeowners. Sometimes, locals turn their homes into short-term rentals, but Treasure Island and other developments don't allow Airbnbs.
Popular outdoor activities and the dam project in McQueeney
"McQueeny Lake is part of the Guadalupe River, and it's for recreational use. There are a lot of boats here. There are places to park and launch your boat. It's that lake living lifestyle," says Ronald Henry, the broker and owner of Just Focus Real Estate, who has experience selling in the region. "There's great fishing here. The Texas Parks & Wildlife Department stocks trout in the lake and river during certain seasons. People in San Antonio and Austin use these waterfront properties as secondary homes." There are also several boat storage facilities in the community. Boaters Lake Breeze Ski Lodge is a popular country club in the community. The nearby Bandit Golf Club offers an 18-hole public golf course. Although the river is accessible, Lake McQueeney was drained for necessary dam repairs. Thanks to efforts by homeowners and funding from special assessment taxes, a project to rebuild Lake McQueeney's dam is almost complete.
Places to shop and eat
Usually, locals drive about 20 minutes to Seguin to shop at H-E-B and Walmart Supercenter. McQueeney has limited shopping and dining options, such as Dollar General and the local Granzin's Meat Market. Community restaurants include:

"In McQueeney, you have people traveling to Austin and San Marcos for work. The 130 Highway is a toll road that takes you to the Tesla Plant. But if you don't want to be in that traffic, the Interstate 10 corridor is really close to McQueeney," Henry says. Locals drive their cars to nearby destinations, such as:
- New Braunfels's downtown is 10 miles from the area.
- Randolph Air Force Base is 17 miles from the community.
- Downtown San Antonio sits 35 miles away.
- San Marcos is 25 miles away.
- Tesla's Gigafactory Texas is about a 65-mile drive.
School zones for local kids
McQueeney's families attend the Seguin Independent School District. McQueeney Elementary School is inside the community, along Farm to Market Road 725 (FM 725). Older students are usually zoned for A.J. Briesemeister Middle School and Seguin High School, which are about a 10- to 15-minute drive away.
