Children ride their bikes to school, and residents walk their dogs along the rolling streets of the friendly neighborhood of Allison Park, known by some as Allison Plan since another Allison Park sits just north of Pittsburgh. Located in Washington County, this suburban neighborhood offers small-town charm while being conveniently located near modern amenities. “When we were house shopping, it was all about the small town feel for us. It’s not a place that I’ve ever felt uneasy about my kids walking to school or riding a bike,” says Marie Lynch, a Realtor at Keller Williams Realty Inc. Lynch has lived in Allison Park for 10 years and has been selling real estate here for eight. This neighborhood is filled with unique local restaurants and is close to parks that host seasonal events, making it a place with a strong sense of community.
Homes can sell for between $140,000 and $500,000 in Allison Park
Houses here don’t stay on the market long due to the neighborhood’s convenient location and competitive pricing. “The numbers don’t lie. People just want to be here. Houses fly here, and it’s great for investment properties,” Lynch says. Cape Cod, Colonial Revival, craftsman and ranch-style homes are all popular here. Older one- to two-bedroom homes start around $140,000, while newer builds with three- to four-bedrooms sell for more than $500,000. There are also several large estates on sprawling plots to the west in and around the Kingston Estates subdivision. These larger, custom homes can sell for more than $1 million.

Chartiers-Houston Junior/Senior High School offers AP, dual enrollment classes
Kids can attend schools in the Chartiers-Houston School District, starting at Allison Park Elementary School. Allison Park Elementary serves kindergarten through sixth-grade students and received a B rating on Niche. They can continue their schooling at Chartiers-Houston Junior/Senior High School, which serves seventh through 12th-graders. High school-level students can enroll in several dual enrollment and advanced placement courses. The high school received a C-plus rating on Niche.

Across town sits the 31-acre Arnold Park, which offers multipurpose fields, a sand volleyball court, horseshoe pits, and shaded pavilions. Four miles away sits the popular 42-acre Canonsburg Town Park. It offers vast walking trails, shaded pavilions, athletic facilities and a public pool.

Popular store, local eateries can be found in neighboring communities
Small, local restaurants are a part of the neighborhood’s fabric. “We’re all about the food here,” Lynch says. Among locals, the Pike Inn Diner in neighboring Houston is a favorite. This 1950s-inspired diner has a strong identity, from its mid-century-styled building to the retro Cadillacs painted on the walls. The restaurant serves American fare and is known for its extensive all-day breakfast menu. Another fan favorite is Jimmy Z’s Pizza. This locally-owned pizzeria is known for its old-fashioned square pizza and deep-fried hoagies, also known as zoagies. In the heart of the neighborhood is Lori’s Gourmet Cookies, a home-based, made-to-order bakery where residents order custom cakes and colorful confections. Residents often head to the nearby Trinity Point Shopping Center for additional dining options, including familiar chains like Panera Bread, Arby’s and Moe’s. Trinity Point Shopping Center, less than 5 miles away, offers several options for groceries, including Giant Eagle Supermarket, Walmart and Sam’s Club. The Tanger Outlets Pittsburgh, just over 3 miles away, provides residents access to dozens of popular retailers like Coach, Adidas and an Old Navy Outlet.

Allison Park is conveniently located next to U.S. Interstate Highway 79, making travel to Pittsburgh, just 25 miles away, easy. Intrastate travel is also a breeze since Pennsylvania State Route 519 and U.S. Interstate Highway 70 are nearby. The Washington County Transportation Authority serves this neighborhood, and Freedom Transit public bus stops are found along Pike Street. To head out of the country, drive just 30 miles north to Pittsburgh International Airport.

During the winter, Canonsburg Town Park opens up for sledding and holds an annual snowman-building contest. Come springtime, the Canonsburg volunteer fire and police departments set up an Easter egg hunt there. On weekends in the summer, the park hosts a free concert series and free movie nights. And each fall, residents gather for an annual town bonfire.
