A blossoming city on the northern edge of the Dallas-Fort Worth Metroplex, Melissa has evolved from a small Texas town to a place where home buyers are flocking to. The city's population is about 15,000, an increase of over 10,000 since 2020 due to the highly rated schools, public parks and master-planned communities. "It's a growing, smaller town with a great location," says local Realtor Kim Kankel of Ebby Halliday Realtors, one of the company's top-performing agents in the DFW region. "What you get for your money in Melissa compared to other places just 10 minutes down the road, it's a good value." The Melissa Independent School District is the city’s primary employer, with many residents traveling to nearby places, like McKinney, for work.

Newer subdivisions and large estates with acreage in the Metroplex
Melissa's median home sale price is $515,000, similar to nearby McKinney ($530,000) and higher than Dallas ($450,000). The city's population boom led to a surge in housing, with an ocean of large traditional homes with yards, ranch-style homes and farmhouses. Newer subdivisions like Hunters Ridge and Meadow Run are prominent throughout the area's flat terrain. More modest homes typically cost between $350,000 and $500,000, while large estates with acreage can range from $750,000 to over a million dollars. Kankel says the market is pretty competitive, and many homes sell within a few months. "It's a great time to get in and purchase because it's a young, growing community with one of the top-rated school districts."

Football is king at Melissa High School
Melissa students are part of the Melissa Independent School District, earning an A from Niche. Teenage students attend Melissa High School, which also gets an A from Niche, where football is king. Coach Kenny Deel Stadium is a new $35 million, 10,000-seat football stadium that opened in 2023. "For being a smaller town with only one high school, the stadium is kind of unique, but that just shows the forward thinking that they have. They're already building up the infrastructure, and they're ready for the growth," Kankel says.
Harry McKillop Elementary School in Collin County has an amazing rating of being 151 in Texas.
Melissa High School is known for its love for football.

Hike & Bike Trail for runners and families
Melissa has five city parks and various trail systems. Bob Miller Park has a playground and walking paths. Zadow Park is popular with athletes. It offers three baseball fields and skate, volleyball and basketball courts. Runners, bikers, exercise enthusiasts and families enjoy the Hike & Bike Trail, 41 miles of trails throughout Melissa. The trail is filled with lamp posts and exercise stations for adults. Oak Hollow Golf Course is an 18-hole course that hosts several tournaments and youth golf academies.
The Melissa Chamber of Commerce holds various holiday events and festivities throughout the year, including a Fourth of July Parade, a Christmas Parade and an annual Easter pumpkin patch.
Zadow Park in Melissa is where the local baseball teams play.

Melissa's retail and restaurant scene is primarily centered around two of its main roadways, Central Expressway and Sam Rayburn Highway. Along Central Expressway is Buc-Ees, a convenience store chain known for snacks, drinks, eclectic knickknacks and souvenirs. A Kroger marketplace opened in 2024, offering an in-town location to pick up groceries and other household items. Towne Crossing Center, off North Central Expressway into McKinney, has more shopping options and big-box stores, like Target and Walmart.

40 miles to Dallas
Sam Rayburn Highway and U.S. Highway 75 are the main roadways in and out of Melissa, with Highway 75 running south directly into Dallas. McKinney is the largest nearby city, about 8 miles south. With well-maintained sidewalks and paths, Melissa's home communities are walkable, although a vehicle is needed for travel beyond that. Community Med Family Urgent Care is the local medical facility for urgent care, while Baylor Scott & White Medical Center in McKinney is the nearest general hospital, about 9 miles away. DFW International Airport sits 48 miles away and offers domestic and international flights.
Crime and environmental factors
According to FBI crime statistics, Violent and property crime rates are much lower in Melissa than the national average and less than 1/5th of the state average. Both crime rates have remained steady over the last few years, with very few dips or spikes.
Like most of North Texas, Melissa is prone to flooding, potential tornadoes and excessive heat. July is the hottest month of the year, with an average high of 94 degrees, while the coldest month is January, with an average high of 55 degrees.
